There is a home next door to us that is owned by American homes 4 rent. The people living there were evicted because of a black mold problem, the company refused to repair. Now the house is vacant, with weeds and maintenance issues, that is now attracting squatters and thieves, trying to break in. I call the property management and got nothing but the run around, and the property management is in another state. They just leave the houses to get run down and the neighborhood suffers. Corporate greed at the finest.

This company is a nightmare to deal with. I've been a tenant for over 5 years and have paid my rent promptly every month. In December, an AMH representative emailed me to inform me landscapers would be coming to the house to trim 2 trees at AMH expense. When I paid my rent in January I noticed there was $225 charge for "landscaping." I tried contacting my property manager to inquire about the charge and ask for a credit multiple times with no response. I then disputed the charge with my bank, but due to the bank's error, my entire rent payment was reversed instead of the $225 I authorized in the dispute. Before I even knew about the error, AMH issued an eviction notice and multiple additional fees for late payment, returned payment, and eviction. I got in touch with my property manager after holding on the phone for about an hour. She was not at all understanding and refused to accept this issue was a result of her negligence. She even tried to justify why I was charged $225 despite having email documentation (with photos of the involved trees) stating AMH is responsible for the expense. She then required me to deliver a cashier's check to their office nearly an hour away to pay the balance that was reversed in error, rather than paying online as I always have. 5 days after delivering the check, she emailed claiming my account was still delinquent. After informing her I had video proof of the check going in their drop box, she admitted it had been received.I now need to pay my March rent, but access to my online payment account is still restricted. I have emailed my property manager as well as a senior property with no response.In addition to this mess, maintenance requests over the years have been handled poorly, and incompetent repair technicians have on multiple occasions created more problems, necessitating extra trips to fix the extra problems. For example, a toilet was leaking from underneath, indicating the wax seal was bad. An AMH tech came out and caulked around the base. I questioned that while he was still at the house, but he couldn't seem to understand how that wasn't going to fix the problem. So then I had to shut the water off and not use the toilet until another tech could come out to actually fix the problem. When I moved in the yard was overtaken by weeds and there were ongoing HOA violations about it because the neighborhood is strict about lawns being pure Bermuda grass. After living here for over a year, AMH finally agreed to resod the lawn. The landscapers they sent simply unrolled sod on top of the existing lawn with no removal of the old grass or preparation whatsoever. They also did this during a holiday week when I had plans to go out of town, without informing me prior to the work. I had to cancel my trip because I was expected to water the new sod daily and I didn't have anyone who could do it in my absence. Replacing a 15 year old water heater took 7 trips to the house. In the process, one shower was made unusable for a few weeks. AMH has never offered to credit my account due to these inconveniences and being without use of key features of the house.AMH also raises rent excessively every year. I'm paying $500 more per month now than when I moved in. By the way, when I moved in the house was filthy and smelled like dog. I ran a carpet cleaner 3 times before the water removed from the carpet was no longer black and filled with dog hair. The process ruined my carpet cleaner because I wasn't able to remove the dog hair from my machine.I would highly recommend not renting from this company. They are dishonest, lack customer service and don't value their loyal tenants at all. I am anxious to move out but am stuck in my lease for several more months. After reading other reviews, I now fear that they will make some nonsense up to keep my security deposit, even though I have maintained everything in my control in excellent condition.

There 60 day notice is crazy. I would say 30 day is more then enough. It all a scam! they have 1,900 on security deposit and they will take your money if you don't sent the form you never received, by the 60 Days.

I’ve never rented from a company (America Homes For Rent- Hunterville,NC)that refused to take Crisis Assistance payments or any type of financial assistance. I have paid 2100+ in rent for the last 4 years and has never been late and the 1st time I get laid off and waiting on unemployment they wouldn’t accept a payment from crisis and file for eviction. I would totally understand if it was a constant request but a 1st and 1 time ever. I wouldn’t recommend this company with this failing economy because this situation could happen to anyone. I was on my job for 14 years

Our overall experience with AMH can be summed up into one word.HORRIFICI am not one to write reviews ever, but our experience was so bad I would pay the first months rent of any new tenant just so they do not move into an AMH house and I sadly mean it. The issues with AMH started and never stopped, two days before our expected move in date I called AMH as we had not received any word from them on how to access the house ETC. They informed me right than that the house was not going to be ready for at least 7 additional days and even that they were aware of this delay for over 3 business days and did not communicate it. On top of this they offered no assistance or solution and left us to fend for ourselves while they refused to reimburse for moving trucks or provide a housing solution.After this major inconvenience and expensive error on AMHs part due to lack of communication we finally got a move in date! I wish this is where the misfortune stopped, However, upon move in just about every room had major issues/damage from continuously running faucets, dirty showers, every bathroom toilet paper holder ripped from the walls, to debris all over the yard and house. My wife and I had to create a 4-page long repair report to send to AMH and this was just the common issues anyone would consider obvious repairs. It was clear that AMH representatives in charge of documenting the move in process and standards simple just did not care. Now began the long process of AMH sending 6+ contractors to the house all on separate days and times to “Fix,” what was broken. After over 3 months the house was finally up to a livable reasonable standard. After dealing with this large number of issues from day one we continued to have issues in the house that AMH did a poor job of fixing. The plumbing on the second floor backed up 6-8 times due to incorrectly slopped pipes, roof shingles all over the yard every time a strong breeze occurred, as well as 3 fridges replaced because they kept installing old fridges from a warehouse. Every time something went wrong they would send and AMH representative in who would take more pictures so AMH could take weeks to shop around to find a cheap unqualified individual to come in 4 weeks later and put a Band-Aid on the issue and never truly solve it. My wife and I endured so many inconveniences in this house from the only fridge AMH provided going down for 3 weeks with now solution, cold winter air pushing through all the misaligned doors and windows, having 1 of 4 toilets working for weeks on end, to a deck falling apart under your feet. AMH’s never ceased to amaze us in the lack of support they provided as they used their favorite phrase ever time, “That’s cosmetic, we won’t pay to replace it.”I haven’t even gotten to the most egregious error AMH made yet. The stairwell needed replacing as it was installed incorrectly in the first place and all the flooring installed on the steps where cracking and splintering into a million pieces. AMH sent a contractor to reinstall the stairs correctly, this contractor used floor sealant which is toxic if inhaled over time. This was done in the middle of winter with no ventilation in the house what so ever and the contractor left without any word of the hazard. As my wife works from home and had her office door shut she was completely unaware. When I arrived home 6-8 hours after the install it was clear to me the house had an overwhelming smell causing I located my wife in her office with heavy nausea and a headache. If I was not aware of the hazard who knows what could have happened if tenants ignored the odor and inhaled, it overnight. After ventilating the house, myself and reporting it to AMH it was clear they were not going to do anything to solve the issue. AMH accepted no liability for the actions and only solution was to blamed the contractor that they hired. Finally, our contract was up and we were set on buying a house before the AMH rental could cause anymore sleepless nights. Upon move out AMH’s report of damage and repairs was extremely general as they took pictures at strange angles trying to charge over $500 in fake repairs such as missing door stops when it was an image of a wall with no indication of a doorway what so ever. After documenting it extensively myself I was able to dispute the charges and have them knock off the mass majority of them.In short, our experience with AMH was some of the most stressful, toxic, and almost deadly years of our lives. AMH never accepts responsibility or liability for any actions. Customer service & technicians talk the talk but do not help in the slightest. If you truly want to find a nice home for you and your family search somewhere else because it’s just not worth the hell AMH will put you through.

Absolutely Horrible to Deal With
Dealing with this company has been one of the most frustrating and exhausting experiences I've ever had. Communication is nearly impossible, getting a simple response takes weeks, and when they do respond, it's often dismissive or unhelpful.We’ve been loyal tenants for years and invested our own money into improving the property (new laminate in four rooms and new carpet), and despite that, we've been treated with indifference at best. Maintenance requests are routinely ignored or closed without resolution. Even basic support, like helping with rental verification or account issues, turns into a nightmare.The company is quick to raise rent but incredibly slow to provide even the most basic customer service. You are treated like a number, not a person. It's clear they don’t value their long-term clients at all. Avoid at all costs unless you're prepared to be constantly stressed and unheard.

We moved out of an AH4R rental and were hit with over $2,000 in unfair deposit deductions. Examples:$400 for cleaning (we hired professionals, home was spotless).$400 for landscaping (we paid for mowing/trimming).Nearly $700 in “internal structure” (light switches, etc. that were unchanged from move-in).$500 for wall repairs (normal nail holes).When we tried to dispute with receipts, photos, and video, AH4R ignored us. Their phone numbers only lead to AI systems - no way to reach a real person.

AMHDo not rent from this company. I have left bad reviews all over. We have contacted the propety manager to no avail, we have contacted BBB to no avail and we’ve contacted corporate to no avail. We didn’t get to see the home before we moved in as we were hours away. Three days before we moved in, my husband drove by the home after work and there were still people living in what was to be our new home. Upon move in, it has been a nightmare. The home was not cleaned, our shoes stuck to the floors, everything was sticky, damaged downstairs bathroom, stairs, rails, fridge, oven and the worst of all…the home was filled with roaches. Yes, roaches. $2600 a month in rent to live with roaches.My daughter’s fan in her room, she turned it on and a blade came flying out at her, missing her by inches. We’ve had 4 water leaks: dishwasher, ac, roof and our master bath shower. All this in 4 months of living here. When I contacted the property manager, Brittany Ramsey, about the roaches, she said she had no clue and that maintenance said it was fine upon inspection. She also didn’t know that her own company was responsible for pest control. Instead, I had to hire a pest control at first. They did end up hiring a pest control, 3 months after the fact. The master bath shower was replaced with the smallest shower possible. They fit the shower today, finally, and my husband can’t even fit in the shower. Maintenance tried telling me that’s the biggest shower they can get. Yet, Lowe’s sells showers bigger than this. Maintenance says it could take up to another 2 weeks before our master shower is fixed. We have now been without a master shower for well over 3 weeks already. So, possibly 5 weeks total without a master shower. For $2600 a month in rent. Maintenance supervisor got cross with me today because I told him they always fix things the cheapest way possible instead of the correct way, but it’s the truth.

If I could give ZERO stars, I would. AMH.com is by far the worst rental company I’ve ever dealt with.From the moment we moved in, the house was a disaster. There were buggers on the walls, broken shelves in the refrigerator doors, tubs that constantly clogged, and heating/cooling that didn’t even work in certain rooms — leaving some areas freezing cold and others unbearably hot. The blinds were brown and disgusting, closets were inoperable, and every “repair” they sent people for was done by random unlicensed workers who cut corners and left things worse than before. One guy literally told me AMH wouldn’t pay for materials, so I had to hand him my own 2x4s just to keep the closet rail from collapsing.The property manager was rude, dismissive, and never answered her phone. Communication was non-existent. They sent multiple people through our home for “estimates,” but nothing ever got fixed properly. They only ever looked for the cheapest, lowest-quality option instead of actually maintaining the property.And then came the rent hike. We were originally paying $3,440, and after just one year they tried to raise it by $688 more if we went month-to-month, or $200 more if we signed a new lease. Outrageous! To make things worse, they slam you with ridiculous move-out charges so you never see your deposit again. $500+ to remove a few nails, $200 for a couple of stairs — complete robbery.This company is dishonest, greedy, and careless. They demand the home be in “tip-top shape” when you leave, yet it was disgusting and broken when we moved in. They don’t care about tenants, only about draining every penny possible.If you’re considering AMH.com, RUN — and I mean fast. Renting from them was a nightmare, but leaving them was the best decision we made. Just because their homes look nice online doesn’t mean they are. Save yourself the stress, money, and headache — this company is nothing but slumlords hiding behind a polished website.

How is this profitable?
We tried to rent a 4 bedroom family home with my husband from AMH in Fishers, Indiana.The initial experience was great - we went to view the property within a day and came home delighted. We applied immediately.That was over 10 days ago now. My husband and I have been living in the UK for the past 2 years and made the decision to relocate back to the US. My husband started a new job recently while I stayed in the UK waiting for the completion of the sale of our apartment in London. My husband makes way over the income criteria requested by AMH. We appreciate that a new job is risky for agencies so we provided a bank statement of our savings that were more than 8 times the annual rent of the property. We also provided an official letter from the employer of my husband confirming his start date and his annual income. From this point we faced elemental struggle. Despite their marketing, the application did not move at all. We had to call on a daily basis. At each day they had new demands most of which concentrated around them wanting us to pay a year rent upfront. While this is indeed something we could do, we did not need to do this as we satisfied all of their criteria including an 819 credit score. This felt like extortion. They called my husband's new emplyer multiple times to verify his employment which started becoming very embarassing.. Yet the case has not moved. Every time we called we spoke to somebody new and had to explain our situation all over again. I never in my life tried to give a company money so hard! This morning we decided to give up and go with another company. Looking at the reviews below perhaps this is for the better.This company appears to be widely successful financially but at this point I am not sure who they are renting to. The property we looked at has been empty since at least January on Zillow. How is this a profitable business??

They keep raising the rent like crazy at my house and do nothing for upkeep! Been here 5 years and they love to raise rent but do very little in return for the huge amount they charge. They do not power wash their homes or clean gutters and to me that's ridiculous!!!! I can't do it myself because it's too high up. Can't see why they charge so much & do soooo little. Worst decision ever . We had already put in a notice to move out in two months . AH4R had a new website for payments . I tried to make payments for 5 days using the new site and it would not take my payment . I called them and the lady on the phone at the time said they were not allowed to take payments over the phone .. She told me to try web site again tomorrow that they know there were many issues going on and if that did not work mail it Las Vegas . I asked if I would be charged for a late fee, she said I don't think so . So for the next two days I tried using the site and nothing payment would just sit there and spin . So I mailed the payment off and before they even received it I get this eviction notice that I had 14 days to get out.. I'm thinking you cannot be serious .. I called the scumbags and told them what had happen but did not matter they still refused to take my payment . So we just moved out that next weekend .. They of course took are 2k security deposit and sued us for 5k .. to this day not sure where they came up with that number. I'm 62 and to this day only place I have ever had a major issue with. Good luck and save yourself some pain and pick a better option.

Terrible management and supportI would like to warn about the terrible experience we had with AMERICAN HOMES 4 rents . We notified them in advance, via email, that we would not be renewing our lease, giving more notice than what was required by the contract. They confirmed via email that they were accepting this as valid notice (NTV). However, after we vacated the house, they attempted to charge us for two additional months of rent, claiming the notice was not valid.In addition, at the end of the lease, I made sure to take detailed photos and videos of the entire house, which was delivered in perfect condition. Despite this, they insisted on charging for “repairs” to items that were not damaged. Even after presenting clear evidence, they failed to provide an adequate solution.It has now been 4 months, and despite countless emails attempting to resolve the situation amicably, nothing has been resolved. As a result, we have decided to pursue our rights in court, both for the stress caused and the unjustified and abusive charges.Be very careful with this real estate agency, as they seem to use unfair practices to take advantage of clients, especially those who are not familiar with their rights. I would not recommend this company to anyone.If you are considering using their services, think twice. Avoid the problems and disrespect we have faced.

Called their maintenance line, told them the toilet water tank was actively leaking into the house even after shutting the water line off under the toilet. Was told it was escalated, which means we will call sometime in the next 72 hours. Never mind there is water leaking into the house. So to avoid getting hit with water damage I went ahead and replaced the toilet. Was told they won’t reimburse me even they I saved them thousands, next time I’ll just let the toilet leak and destroy their house Don’t rent from them, they don’t fix crap, we have a roof that needs replacing but they refuse

I rented from AMH at in Summerville, SC, and my experience was a complete nightmare. After moving out, they hit me with a $21,181.80 final bill, which included $18,123.50 for "accelerated rent"—even though they made no effort to re-rent the property as required by South Carolina law. In fact, there isn't even an accelerated rent clause in our lease!They're also trying to charge me for light bulbs, cleaning the gutters, and other normal wear and tear items that are supposed to be covered as part of regular maintenance. AMH is even charging us for landscaping services that they were responsible for maintaining throughout the lease! To make matters worse, they're claiming I owe $540 for cleaning, despite the fact that the home was in normal condition when we left and we have time-stamped photos to prove it.AMH's unethical practices, surprise charges, and lack of responsibility for their own duties make them a company to stay far away from. If you don't want to be charged for things that aren't your responsibility, or hit with inflated bills after you move out, do yourself a favor and find a different landlord. Renting from AMH will only leave you frustrated, angry, and out thousands of dollars.

Do not rent from this company. We have moved 6 times in our lives, all with professional movers. 5 of 6 were excellent and 1 was good. This house was/is a disaster. AMH does not care a whit about its customers. The home was not "move-in ready". I spent 2 hours and 40 minutes with their service department listing all about 30 issues on the 1st floor. So far, only one contractor has come to fix anything. The PM took a week to get back to me. She is worthless. And everyone is "so sorry". They truly are sorry.
