HIGHLY NOT RECOMMENDED. This builders are very cheap on materials and construction. Warning "customer service is even worse than worse possibly anyone can think of". Representatives are extremely rude and won't hear a single word from the resident when a complaint. All of their employees are a big liar and tries to sell the property and once it is sold they are no where to be contacted. Once if resident got lucky for their request, the process will take forever to take care. I finally had to open plaintiff complaint on Ryan homes due to not hearing me out what I had to say and made me yell since warranty manager lady will not let me speak a word and kept saying same sentence over and over again to avoid my voice. waiting on Judge to claim.

Ryan Homes supplies the appliances in the houses, too bad they’re GE products and their misfits.. our dryer broke twice already. On January 7 dryer element went and it is now March 11 and the repair services that you have to use keeps canceling or fails to appear so we’ve been with out a dryer for 35 days. Sent the warranty request to Ryan Homes just to notify them that we’ve been canceled on and rescheduled four times now and they could care less because of course the appliances are covered by GE’s warranty. So give people crappy appliances, but don’t stand behind them after you buy your house.

What to say. We are one if the owners who are fed up with Ryan Homes in Amhurst Village. Are you interested in purchasing…? here’s what you need to know. Not all homeowners are treated equally. We have a grading problem in our back yard. According to Ryan .. it’s not a problem. We have had sod issues. They came out with a front loader ruined the grass we had and basically threw some top soil down, and clumps of straw that rotted with rain and watering. Then I look across the street and some lucky homeowner is getting all new sod. My 74 year old husband is buying big bags of top soil and doing the work himself with a bad shoulder. Then we see the preferential treatment across the street. Yes my blood is boiling. Buyer beware here. I’m leaving a Google review as well.

Deceptive Practices
The home itself is solid. However, the backyard was severely graded to the point where we need a walking stick to get to the back of the yard. Half of the yard is not useable. (We lived out of state and could not supervise during the build). We did visit 2 times and both times the land was FLAT. Upon final walk through, we noticed the pitch but could do nothing but close since our other home was sold. We were also promised a 30-feet deep tree-line view in the yard by our Salesperson "S". We had that for about 8 months. In comes the tree killers and now our once lovely foliage view is a mobile home sales parking lot and to come a Zaxbys. This lot had a premium of $5K. We asked for it to be returned and many emails ignored. Crickets. We would have been content had they offered to plant trees to block the view. Still, crickets. So, out goes another $1,500 to plant 10 trees which should block the view within the next 3 years. Here is hoping. BUYER BEWARE!!! If you are able, supervise the build as often as possible. Hire a private Inspector. It is worth the money and peace of mind. Hope this helps somebody.

I love my home
I love my home, but after living here for four years, I accidentally discovered a crack in the foundation. When I contacted Ryan Homes, they informed me that they only address issues within the first year. If I hadn't been working out and placed my hand near the edge of the carpet, I would never have noticed. It's disappointing that a company with considerable resources refuses to stand behind their product, especially for a problem that clearly existed since the home's construction.

Sales people leave out info or just don’t know and you pay for it after your purchase
We have moved into our new home and less than two months we have been mailed two possible HOA violations.One was for our trash can being in view.When we worked with our sales representatives we paid for extra concrete to go on the side of our house to put our trash can on. We were advised by her that this was a great idea.Second we were told a portable basketball goal should not be a problem at all. So I bought my 15 year old a brand new one that stays behind my wife’s suv and all you can see is the top of the goal. Now I’m being told by the HOA that it has to be an in ground basketball goal. The driveway is not wide enough to use an in ground goal adequately.I’ve paid out over $1500 for the goal and concrete for the trash can, and now the HOA says it was for nothing.The HOA tells me that no responsibility lies with the sales person that we talked to multiple times about these very things being making our purchase.Make sure you do all the fact finding yourself because apparently Ryan Homes will just tell you what you want to hear then take your $450k and whatever they informed you of (wrong or left out) IT WILL BE ON YOU

I would give them zero stars, but you cannot do that after having the overflow drain not connected in the bathtub flooding we’ve discovered that the same plumber didn’t solder correctly the showerhead so it leaked two times in addition we had a overflow problem with the other bathroom so we’ve had six plumbing issues three times we’ve had to replace the ceiling. In addition they never calibrated the water pressure with the water meter in the home. I would never buy another home ever again.

We built our first Ryan Home. It will be our last. It was a painful beginning with a lot of mess ups. They did finish our garage and gave us an extension on the back patio, but the neighbor got one too, so what did they really do? Wrong color stair railing, flooring is awful looking, flooring company said they should’ve told us that they don’t warranty the color mismatches! What? Then why sell it??? They get your money and then don’t really want to talk to you anymore. I wish we had pulled out earlier, but we are in it now and will make the best of it.

Buyer beware, purchased a townhome in Greenville, SC.There is a known issue/problem with the HVAC unit making extremely loud noise outside the master bedroom within the community. Homeowners are unable to sleep with no solutions. If your looking for a first floor master bedroom look else ware. Terrible design, would of expected better.

“Beware” of Ryan homes (Don’t Buy)
At build we mentioned windows being unlevel and they denied it and said they would look and take care of it and didn’t. The window finally cracked, and we came in with levels to confirm that the windows had been fixed. At walkthrough someone misplaced a ladder and it fell on me causing a laceration on my back. My babies were with me and we could have been killed. Then we move in and we have a huge punch list, which when addressed the issues are made worse due to lack of workmanship. It is a year later and warranty is done, and they have not fixed the items. They have caused tremendous stress and chaos in my home and do not take ownership. The last thing we found is a foundation issue. Our walls are exposed you can see light at the bottom where the floor meets the wall. Water, air, bugs all kinds of things can come through the hole. It’s affecting my electrical bill. They’ve unknowingly recorded us in our home. The last subcontractor slammed our home door because he was upset that he had installed damaged items after the second time it was being replaced and we asked him to remove it. The list is completely overwhelming to say the least. As of 4/8/21 we noticed the shingles on our roof loose. Our Dream Home Will Not Be A Reality!
We were excited about our new home and the beautiful view from our balcony. We asked if any homes were to be built behind us and were not given a definite answer. They had plans to build another 600 homes behind us! There goes our view! We are disappointed and frustrated! We perhaps would have chosen another location for our dream home had they been straight forward with an answer!The workmanship of these homes are like putting the puzzle pieces together. So far, so good?Each item is charged as an upgrade or addition. Very little is included in the base price of the home.During the building process and after we closed, The Driveway was installed incorrectly and had to be replaced from cement to pavers.Exterior railing was missing.Front exterior decorative circular design were not painted.Refused to replant front landscaping that died.Interior hand rail was not correct material.Ring door bell installation kit missing repair too.No place to hang towels in master bathroom.Laundry room was missing the sink.Laundry room faucet cheap product not the same as the rest of house.Dining room windows not centered on wall.Hot water tank installed incorrectly.Nails, trash, and lots of sharp objects left in backyard at close of escrow and refused to clean up!Then we had our 11 month warranty inspection and the painters that came to finish the repairs left the walls blotchy and with patches all over. We tried to address this issue with the area supervisor and was told there is nothing they can do!Our request to resolve this issue has been dismissed stating it is the owners responsibility to take care of this matter.This will cause us financial loss. William Ryan Homes should be held accountable for the actions of their workers and remedy the situation and issue they have now caused us the homeowner whom they say:("We have designed our organization with a "Customer First" philosophy.The question, "What would the customer want?" drives our operations.")Well, The customer obviously does not come first!!

Tired of calling CS, the foreman should know better!!I purchased from this company! Our initial realtor very nice, welcoming, and knew her stuff!We have been in for over a year now, they are still building In my area, therefore there are foremans, builders, vendors all over the area: I love outdoors, I love jogging, two weeks ago Wednesday almost ran over by one of the foreman or supervisors: I know this because I see the big black truck going from site to site! If the supers are speeding in the areas, then what do u think the vendors will do? I was an inch away from getting crushed by the big black truck! Cypress preserve!! Thanks Ryan’s homes!!

When we closed on the property we were told everything was good to go. The house technically was ready; however cable lines were not put in. The cable company informed us of this when they attempted to set up service. They stated the builder had not informed them that construction had started. The Ryan Homes representative stated it was not Ryan homes responsibility and blamed the developer. The fact is we purchased a house that was not complete and were more than just merely inconvenienced. One would think the builder would address cable and internet lines when other utilities were being installed. This is a major issue when one works from home and requires an internet connection. Within one month of moving in we then noticed that the hardwood floor was not glued in multiple spots and multiple powder room tiles were chipped and covered with silicon. The paint is cheap and literally gets removed when trying to wipe away a light scuff. Bathroom cabinet trim pieces were falling off. We brought these issues to the attention of the construction manager and they were addressed. We don’t know if they were entered as warranty claims. They were fixed, but the fact of the matter is someone deliberately covered up chipped bathroom tiles before the closing. The trend I noticed is that the house is done up to make it pretty but done cheaply, any warranty claim is then denied as normal wear and tear. As time went on more spots in the hardwood floors needed to be re-glued, the garbage disposal leaked because it was not assembled properly and more nail pops appeared. The floors were re-glued in multiple places multiple times and there are still spots that pop. The garbage disposal continued to leak and did not get fixed for 2 weeks because customer service is obviously not a priority. The damage cabinet took even longer to be fixed because the warranty team could not order the correct parts. The nail pops were addressed through the one-year nail pop fix that was offered. The ceilings look worse after being “fixed”. Our gas fireplace did not have the logs installed properly and flooded due to a weather guard not being installed on the outside. The repairman stated the part was $15 and should have been installed. During a conversation with the warranty supervisor, he told me that the “warranty is only for one year, and that is when things break.” I’d say that this rather self-explanatory. We also endured a pattern of disrespect by the workers who had worked on the neighboring lots. Workers stole our water from the outside hose bib and left the water running while we were out of town. The workers parked in front of our house and mailbox blocking our driveway and preventing mail from being delivered on multiple occasions. Based on conversations with representatives from Ryan that should not happen. The workers should not be contacting the homeowners for anything. From what I have seen and experienced it appears that Ryan Homes really does not care about customers after the home buying process has been completed. Before closing, it’s all smiles and “great” customer service. After closing, anything goes in order to build and sell more houses, no matter how any of the new homeowners are treated. Within a week of closing Ryan Homes asks that a survey about the process be completed. I think I know why; its because the answers would be completely different from the initial after the house has been made to appear perfect. Ask for a survey a couple years later, I guarantee the answers will be much different. We will never again consider purchasing a home built from Ryan Homes. I will do my best to talk anyone I know out of buying a Ryan Home.
