DEEP CONCERNS…

The home was purchased in September 2024, there is a one year warranty and a longer warranty for other things. I had home managers changed three times on my property without my knowledge until I called several times over. There are outstanding issues from the one year warranty that i called and emailed several times about and asked to speak to a supervisor to no avail. The most i would get was the trades have been contacted with no work done. At one time -I was told the trade came, but they could not have because I would of had to give them access to the area, so i was blatantly lied to. I was asked to complete a survey, to which I did, I stated communication could be better, and the communication has become even worse. My stucco was never fixed, the drainage in the yard was never addressed, among other issues. The most recent issue appears to be the AC unit which has been repaired twice by Pulte and it causing a leak in the ceiling. It is actively leaking, I called the warranty customer service emergency line and finally got a hold of someone after multiple hours. the leak is still happening and I was told someone would come SOMETIME today, but no ETA. Major concerns health issues like mold etc, and property damage. We have an 87, 77, and 1 year old amongst those that live here that have a greater chance illness. I would like everything addressed and honored. It is making me feel as though the company is doing this on purpose, I do not know if I will have to consider arbitration.

Pulte does not honor their warranty

Pulte does not honor their warranty. We purchased our home in the Del Webb Viera community in October 2024. A few months later, we began experiencing a strong odor coming from the walls in our front room. After multiple work orders and considerable frustration Pulte eventually contacted Indoor Air Quality Solutions, who quickly identified the issue, and Pulte corrected it.Several months later, during heavy rains, a strong sewer odor filled our kitchen pantry. We again contacted Pulte, and their subcontractors visited several times but were unable to locate the problem. They ultimately informed us that they had gone “above and beyond” in their investigation, could not find the source, and would not continue further efforts—stating the smell was normal ground gases.Because the odor was unbearable and unresolved, we hired Indoor Air Quality Solutions. Before proceeding, they attempted to coordinate with Pulte but were told the same thing—that Pulte would not provide additional assistance. Within an hour on site, Indoor Air Quality Solutions identified the problem and found two foundation openings behind the wall, which they repaired.When we submitted the invoice to Pulte for reimbursement, they refused, stating we had not contacted them first—despite their earlier written statement saying they would not conduct any further investigation. They provided the same response to Indoor Air Quality Solutions when contacted.This was a clear structural defect discovered within the 12 month warranty period, yet Pulte declined to address or repair it.

Buyer Beware – Read the Contract and Process Very CarefullyWe attempted to purchase our second new construction home from Pulte at Pulte’s Rose Creek community in Georgia. After weeks of negotiations and reviewing the contract structure, we ultimately decided to share our experience and opinions so other buyers understand key risks before putting down earnest money.Key concerns from our experience:• Appraisal contingency issue – Buyers are required to risk a non-refundable earnest money deposit ($10,000 in our case) before an appraisal is ordered. If the home appraises low, the buyer must either bring additional cash to closing or forfeit the deposit. There is no contractual protection to exit safely based on appraisal. Pulte would not agree to alternative solutions, including allowing us to pay out of pocket to conduct an appraisal prior to going under contract, despite this being a quick move-in ready home.• Earnest money and closing date exposure tied to builder delays – The contract places closing-date risk almost entirely on the buyer. Even if delays occur due to construction timelines, material availability, or administrative issues, the buyer’s earnest money remains at risk.• Terms changed late in negotiations – After negotiating in good faith and spending significant time working through contract details, we were informed that previously discussed pricing and included upgrades were no longer available and that the purchase price would increase. This occurred prior to contract execution, despite earlier representations in writing that pricing and terms would be honored once final items were resolved.• Escalation provided no flexibility – We escalated our concerns to mid-level management in hopes of finding a reasonable path forward. The response we received was essentially, “this is how we do things,” with no willingness to address or mitigate buyer risk. After escalation beyond that level, pricing changes were communicated rather than solutions, which further impacted our ability to move forward. Relevant communications were provided to us in writing.• Pricing and incentives are fluid until contract – Incentives, pricing, and included features can change at any time prior to signing. Even written discussions during negotiations did not guarantee final terms.• HOA and use restrictions clarified late – Practical items such as vehicle and garage restrictions only became clear after reviewing HOA documents, introducing additional uncertainty late in the process.• Workmanship concerns – During walkthroughs, we observed several workmanship issues that raised concerns for us as buyers. Photos are attached for reference so others can evaluate for themselves. These included visible gaps in trim, countertops, cabinets, and finish work. In multiple areas, caulking appeared to be used to mask misaligned cuts rather than correcting the underlying installation. Rough cuts were painted over without proper sanding, and similar issues were observed with grout work. These conditions raised concerns about long-term durability and finish quality.To be clear, the on-site sales staff was professional and responsive. However, the contract structure and negotiation process heavily favor the builder, and the financial and practical risks placed on buyers are substantial and not always obvious upfront.This process may work for some buyers, but anyone unfamiliar with new-construction contracts or unwilling to risk significant earnest money should proceed with caution and have independent legal counsel review everything before signing.We will update this review if and as appropriate.

Use a better builder!! Pulte is not the one!

Our sales person never told us we can not use the clubhouse. WHAT?? Small detail.Our Construction manager Ryan, was fabulous!But when we discovered the flooding and pooling of water on one side of our house and reported it, they said they did not cover landscaping!A year later, our neighbors also shared the same problem and their builder came to solve the problem.I wrote to the top brass of Pulte, Eric Korsten , and they said they would cover it if I had reported it within one year! So I sent them the emails from one month after my purchase, and they finally sent someone out, Chandler DeLisle, the Division Manager of Customer Care, to see the damage.No grass, black stinky dirt along the entire property line. He agreed there was a problem and said they would get together with the other builder and resolve the issue. Weeks go by… crickets… then a guy from the original landscaper arrived with a pallet of sod and laid it down on a small area by the garages. I asked when they would start on my property and he said there was no work order for my lot.I called Pulte, and he said he will take care of it. The next day, they sent a letter stating the problem is resolved and my ticket is closed!! No one came out, no one corrected anything! I wrote to the Pulte folks and they have ignored my five letters.This is what my property looks like the same day they closed my ticket.I added the grass seed on top of the stinky mud knowing it would take weeks of waiting… this is ridiculous!! I previously laid rock down along the fence so my granddaughter can play in the yard. As well as countless bags of grass seed, five bags of dirt and four bags of sand along the entire property line to try to suck up some of the stench of the sitting water.These homes are selling for $700k and up!! And Pulte is paying people to ignore you after they get their money!! Stay clear!!

Home Defects and Legal Pressure Years After PurchaseI bought a new construction home in June 2020, expecting quality and peace of mind. Instead, I’ve dealt with years of construction defects, unresponsive service, and pressure from legal counsel when I tried to seek fair resolution.Key issues included an undercharged HVAC system (confirmed years later), hardwood floors installed over an uneven slab, poor plumbing layout, and multiple interior workmanship problems. I spent months communicating with the builder, trying to resolve things respectfully.Eventually, their legal representative stepped in—not to help, but to shut down communication. I was given a non-negotiable cash offer with no itemization and told I could no longer contact anyone, including corporate leadership. Ironically, that same lawyer claimed to represent the builder’s entire corporate structure—but insisted I not escalate the matter.I am now filing complaints with consumer protection authorities and the State Bar, and am preparing a small claims court case.Buyers should be warned: warranty support may not protect you once you’ve closed. Get third-party inspections, document everything, and know your rights. A national name doesn’t always mean ethical treatment.

Worst experience ever

Worst experience ever. When I went to purchase a home from them, I worked with Jasheem Jenkins, He said if our current home didn't sell we would get back our $5000 deposit. I asked several times over and over again to conform this and he reassured me that it would take 4-6 weeks. I made the deposit and I was unable to sell my house and now they said we can't get the money back.

home has a lot of issues!!pillar in front of the house is over the cement step - almost 3 inches.. they said that the cement foundation and the pillar was designed like that. so when i asked since both things are designed like that, did they design it to be aesthetically ugly??they said that it is structurally sound so they are not fixing it!!my front walkway is 32 inches above ground without railing! per code any structure above 30 inches requires railings. i guess this is how they build their houses! - broken bones waiting to happenincomplete ethernet and cable wiring! they told me att will take care of it. sales guy didnt lie! but he failed to mention i have to pay $150! it does not take much for the guy installing to put in the end connectors! and pulte wants me to pay $150 more after closing? it probably doesnt cost them anything to have the guy install/finish the job!- he then tells me "thats how they build their houses!" not acceptable!- field manager says thats how it is in their contract. so you designed your contract for people to pay more after closing? for what? for pulte to save a few dollars? so that your contractor friends can make money out of us after closing?electrical plugs / switches are out of place!!1. there is no plug in the middle of the living room and master bedroom where the tv / ethernet outlet is positioned!2. outlet not in middle in the game room beside the tv / ethernet outlet is positioned!3. switches are not consistent to which the ceiling fan and light turns on- they quote an NEC code that they need to have an outlet every 12 feet. he confirmed that there is no minimum between outlets. when i confronted him, he says "we only paid for so much outlets" - so if you paid for x amount then place them properly!!!- now i have to pay $2000 to fix this electrical problems!!!cracks / chips on the tile floor! gaps in the cabinets! missing insulation in the attic. leaking a/c system blowing into attic!!leaking faucets!!! and of course i wasnt paying attention coz i assumed pulte BUILT A QUALITY HOME... WRONG!!! apparently water sat there for a while that the wood is now warped!!crack in the cement in the walk/path in front of my house!! they said to tell the city!... when asked again, they said warranty will fix it after it meets a certain criteria. but this was there before closing! it should be perfect before i close on the house! poor quality and workmanship!poor paint quality on the walls. the wood on the outside pillar was also painted white and i can see through it like a sheer curtain!!! im sure they painted the inside the same way!!- i asked them about the poorly painted pillar outside, they said it needed repainting... so you do admit its poorly painted! the whole house is probably too! he also said a little water will wipe the paint off. that not paint then.. thats mud/putty or watered down paint.. he even mentioned that the VP of pulte loves this painter that hes contracted to paint all the houses! probably because of cost - this guy probably charged the cheapest! i wonder why... beware!!! poor paint quality in your homes!!!!poor landscaping!! water pooling during heavy rains and ground is squishy!! stain on driveway!!missing soffits and their excuse is a "new system" that they are using... then they added vents in the roof! but if i didnt say anything they would not have done anything about it!also fridge has no wheel lock. every time i open it it slides!!! they said that it didnt come with one but something that needs to be purchased! AND PULTE IS NOT PAYING FOR IT!! he said if it helps, he will buy it himself!! REALLY?? PULTE MAKING YOUR STAFF PAY FOR YOUR MISTAKES??i also complained about the math in closing because it didnt match! then they later sent us a rebate!! SO IF I DIDNT QUESTION IT SOMEONE WOULD HAVE POCKETTED IT?is this pulte's quality? building low quality home! training your staff to say half-truths! staff POCKETING MONEY!! and making your employees pay out of their own pocket? i guess thats how pulte build their homes.

Extremely Poor Build Quality and Customer Service

This has been one of the most frustrating experiences I have ever had with a home builder. From day one, every concern I raised was either ignored, dismissed, or treated like a joke. When I reported that the baby room was freezing, dropping to 59 degrees even though the heat was set to 74, I was told nothing would be done.I ended up hiring my own contractor. When they opened the wall, they found zero insulation in a ten foot section around the window. Just drywall. That repair alone cost me thousands, and I had only lived in the house for less than two months.The attic was another problem. It had no insulation at all, which made the gaming room, now a bedroom, freezing at night. I had to pay out of pocket to insulate that too.Other issues included cracked cabinets, confusing electrical wiring, a paper thin drywall cover for the attic that literally fell off, a water spigot installed inside my garage, and stairs that creaked so badly I had to hire someone to inject material into the cracks just to make them quiet.Lighting in the home was so poor and cheap that I had to hire an electrician to install over one hundred recessed lights just to make the house feel livable. The paint used throughout was clearly watered down. The overall impression is that corners were cut everywhere to save money.Most of my warranty claims were denied with weak excuses. At one point I was even told, we do not warranty sounds, in response to a bathroom tile issue.If you are considering buying a home from Pulte, be warned. You will likely spend tens of thousands fixing problems that should have never existed. The lack of quality control and customer care is shocking for a company of this size.I regret ever trusting them with something as important as my home.

I am writing to share my recent experience purchasing a new home at Pulte, Creekview Meadows, and to highlight a few challenges I encountered during the process.When I signed the contract, I was informed that I would receive a $20k incentive, which could be used either for a buy-down of the interest rate or towards closing costs. However, no further details were provided about the restrictions or conditions related to this incentive. As I progressed through the loan process, I was told that I could not use the full $20k for a conventional loan, and the loan officer recommended switching to an FHA loan. After understanding this limitation, I agreed to move forward with the FHA loan.I provided all the necessary documents and worked closely with the team to ensure everything was in order. However, just two days prior to closing, I was informed that I no longer qualified for an FHA loan and would need to consider switching back to a conventional loan. This last-minute change left me with less than 48 hours to complete the loan process.By this point, I had already vacated my apartment, planned a housewarming event, and made travel arrangements for friends to attend. I also took two days off from work to accommodate the closing and housewarming plans. Unfortunately, the sudden change in the loan process caused a complete disruption to my plans.The most frustrating part of this experience was having to move and cancel my housewarming, which I had spent a lot of time, effort, and money planning. The event had been scheduled in advance, and I had made arrangements for friends to travel from out of town. I had also spent money on catering and decorations, all of which went to waste because of the last-minute changes. Not only was I emotionally stressed from the changes, but I also had to bear the financial burden of canceling and rearranging everything.To make matters worse, I was not able to fully utilize the $20k incentive, which was one of the main reasons I chose to work with Pulte in the first place. The constant back-and-forth with the mortgage team and the confusion surrounding the loan options created unnecessary delays, ultimately impacting my finances and my overall experience.While I did not have any issues directly with the builder, the entire process was a logistical and emotional nightmare. The lack of communication, the sudden changes, and the missed opportunity to use the builder incentive have left me deeply frustrated and disappointed. I want to make sure that others are aware of the potential challenges in this process so that they can be better prepared.

Do not buy a Pulte home!

The problems are poor quality materials and exceedingly poor workmanship. This has been reflected in every aspect of our home, from the cement foundation to the framing the the electrical wiring to the drywall to the wood(not wood) working, kvad cabinet and appliance installation. After only two years we afre dealing with defective windows, which Pulte will not cover outside of their one year limited warranty. The oonly way to correct these problems would be to tear down the house and rebuild it, but not with Pulte workers and Pulte materials.

The quality of construction is very poor. Don’t Pulte Homes

The quality of construction is very poor and after purchasing support is very irresponsible and won’t respond unless you escalate multiple times. The house will have cracks on stucco everywhere and they won’t fix them and house looks like 20-30 years old even though it is built 2-3 years ago. They are ridiculously expensive and construction quality is very poor. I would not recommend this builder if you are looking for good quality home for the money you spend. I regret buying a home from Pulte homes.

Pulte SAYS they are a luxury home…

Pulte says they are a luxury home builder. NOT! Do not buy a house if they are the builder. They are unresponsive about issues until they can say it has been too long to do anything. If anyone wants to join me in a class action law suit, I can give you my contact info. During our ownership, the garage door fell down, the cabinets fell off the wall, all the lighting was installed incorrectly which caused dark rooms and gaps between the lights and the ceiling, they did not duct the basement correctly so it was always cold, the attic vents were installed incorrectly which caused leaks after the first windy rain storm. I can go on. If you have experienced this type of situation, let me know.

Pulte reneges on sales agreements!

Beware of Pulte! What kind of company makes an offer and then reneges on it? They are bait and switch artists.Whatever you do, don’t let them know you are considering their offer, because when you show serious interest, they will INCREASE their asking price by thousands of dollars. I’ve dealt with timeshare and used car salesmen who are more ethical than Pulte. Their business practices are at best shady, and probably illegal.

We are in the process of purchasing a Pulte home and is going through Pulte mortgage and it’s has been the biggest mistake out our lives. This loan process has been plagued with poor customer service, and rude and incompetent financial consultants. This has been a total nightmare from the very beginning. Our initial loan consultant was very rude to us when we began our loan application process. We are living in Illinois and buying a home in Florida and was told by or Pulte sales representative to initiate the loan process by setting up a time with a loan representative, so we did. When we spoke to the loan representative, Kristi, we had told her that we were from Illinois and moving to the Florida area and planned on closing on a Pulte home in 4 to 5 months after completion of the house. We had indicated that I had a job but my wife was still looking. Once she heard that my wife didn’t have a job, she pretty much freaked out and stated that there was no way that she was going to submit the paper work to the underwriters and that there was no way that we were going to be approved for the loan. I had informed her that we were just merely doing what we were told by the Pulte sales rep and just starting the application process and Kristi responded with, “what do those guys know about finance, they are just sales people and construction people!” That may be the case but her response was very unprofessional and to throw people from the same organization that you work with under the bus, wow! Funny thing was, Kristi assigned another financial consultant to us, Geri, who was very pleasant and professional to work with. However, we were reassigned to a third financial consultant, who forgot to submit our rate lock, didn’t communicate with us, didn’t respond to emails unless other people were tagged in on the email, either forgot to or submitted partial paper work to the underwriters thus delaying our closing date! And we still haven’t closed yet on our Pulte home even while writing this review! We have decided to refinance with our bank in Quincy, IL in 6 months time because unfortunately, we can’t get our earnest money back. Here’s what I miss, the loan officer at Mercantile Bank in Quincy, IL still remembers my name and my address from a home that she financed 5 years ago! That’s the type of small town feel and customer service that I miss! Even though we are going through a bad experience, I hope that Pulte improves their customer service so that others don’t have to go through what my family and I had to had go through.At the moment, we are waiting to close on our Pulte home but are waiting on the closing date which for some reason or another there is always something missing so we can’t get a closing date, so now I’m stuck paying for a VRBO with 4 kids and two pets and our belongings are on a shipping truck in Florida! OMG! This has been a nightmare!

I would NEVER build a home with Pulte…

I would NEVER build a home with Pulte if I knew the experience would be as it has. I have been working with the construction manager and the customer service reps since BEFORE I moved in (during our final walkthrough) to fix many things in our home. It has been over 5.5 months now and I still can only get a meddling response every few weeks that contains more excuses every time. The subcontractors that they get are the cheapest and worst around...their work is equivalent to my 6 year old nephews. They also sneak wording into the purchase agreement that makes them "not liable" for the correct property taxes, costing the homebuyers 1000-1500 dollars so that they can pad their pockets. If I could go back in time, I wouldn't just walk away, I would sprint to another builder or home.

I entered into two contact with Pulte 3…

I entered into two contact with Pulte 3 months apart and gave earnest money deposit 12K on the first one which the loan was denied by Pulte Mortgage and 15K on the second property. When the loan was denied on the first one, Pulte decided to transfer my 12K to the second house. We signed escrow on 12/30 and they canceled it on 12/31/22 because its lacking $4500. They failed to contact my co-buyer about the additional fund nor the realtor about the issue. Jeff Blea decided to cancel the signed escrow and wanted to sign new contract for a higher price. They also kept my $27k.

Terrible experience

I purchased a new construction home from Pulte and I regret it. Unfortunately, I have had a slew of major repairs done. Most of which were covered by the warranty however the inconvenience of constantly having these problems arise in my home has been extremely stressful and frustrating. Now Pulte has resorted to denying my warranty claims for things that are covered with no valid reason. I am being told, “we do not cover repairs for damage”. Which makes no sense because repairs are only needed if something is damaged. How can you refuse to repair a 4 year old roof. Roofs last 15 to 20 years and mine is leaking. I have done nothing to cause that to happen. They will use defective material that breakdown in a way that they should not and refuse to repair.
