With his knowledgeable advice on all the pitfalls of the LA County moratorium, he was able to prepare a thorough 3-Day Notice to Pay Rent or Quit and advise us on how to properly serve the notice. The tenant moved out within 2 weeks after serving the notice. Throughout the process, David was patient and willing to take some extra time to educate us on all the particulars of the county and city eviction laws and processes. Mr. Piotrowski gave me advice, pointed out weaknesses in my rental agreement, and provided a way going forward for me to be in the best legal standing. He also cited specific civil codes for me read up on to get more details. This is exactly what I needed out of a consultation. He is obviously very knowledgeable and experienced in this matter. As we know, Los Angeles has some very strict landlord-tenant laws which heavily favor the tenant (yes, even the “bad” ones). The point is that I feel very much at ease and secure about my situation because of his thorough and easy to understand explanations. This is basically exactly what I needed from a consultation call. It is invaluable because money does not buy peace of mind.

I found David through an online search for someone to help evict a tenant on a commercial property. The experience was fantastic, David was incredible responsive and communicated really explicitly so there was never any confusion about what was happening. The other thing I really enjoyed is he was the one always communicating with me, there wasn't some random person doing the communications and blocking my connection with the actual attorney.I would 100% use him again.

Finding an honest and ethical lawyer in the Los Angeles area is not always easy. I am a journalist and I know how bad some folks in this profession can be. When we needed him, Attorney David Piotrowski was there and answered our call within minutes. In these days where customer service has been "sold down the river" David has given the practice of law a new standard -- THE GOLD STANDARD!! He not only was knowledgeable in the area of law which we needed but had the best way -- and the least expensive way -- of achieving our goal, that of delivering our tenants their peace and quiet back by eliminating the blight that lived in one of our apartments. This tenant had played loud music, wouldn't turn it down, abused his girlfriend, didn't work, screamed profanities at the other tenants and was eventually arrested by the police and charged with assaulting a police officer when he failed to comply with a restraining order filed by one of our tenants. David's advice and strategy was ultimately the deciding factor in convincing our nasty tenant to leave, along with his accomplice, his girlfriend. If you have problem tenants, David is YOUR MAN!
