I would strongly suggest NOT to use…

I would strongly suggest NOT to use Colonial Properties to book your vacation. Actually I was unable to go to the cabin I rented for a total of $2,000.00 because of a medical emergency. Colonial Properties did NOT work with me in any way and I lost all $2,000.00. I was not expecting a full refund, but I was expecting to change my stay to another date. I would have been more than willing to pay a transfer fee, but was refused that also. They would not work with me in any way!!!

The tour guide provided minimal…

The tour guide provided minimal information about the city’s landmarks, and the commentary was superficial and uninspired. The itinerary was poorly planned, with long periods of downtime and a lack of engaging activities. The tour felt rushed and did not provide a meaningful exploration of the city. It was an overpriced and disappointing way to spend a day.

DO NOT USE THIS COMPANY

DO NOT USE THIS COMPANY. We rented a cabin from them recently. The ad we found said it was in Pigeon Forge in the wears valley area. WRONG! We were an hour from that area and an easy 40 mins from Pigeon Forge. Within mins of arriving since they have a camera on the front door. They sent a text saying if we needed anything to let them know. We responded immediately and told them that we were in Sevierville and no where near what they advertised and asked if anything was closer. We have been coming to the area for over 10 years and always stay in wears valley area. One of us don’t do well with motion sickness on all the back roads and we had our grand daughter who is 2 and has a set schedule. We were told they checked with management and there was nothing available but according to the website multiple were available. So told us no. It didn't take long to realize all the issues in the cabin. They advertise they have queen beds. They are all full beds. There are no dressers, or even a stand to put clothing in. You have to live out of your suitcase. There are no ceiling fans in the rooms and they have a tiny fan for each room but they sit lower than the beds. There are no tvs in the bedrooms and you would think when you are accommodating 10 people at least 1 would have one. There is a hot tub but could only use it once. The water was extremely low and there is a hose but they have the water shut off. The bathrooms were dirty. One had hair on toilet and other one had a filthy shower so we had to clean them before we could use them. There are plumbing issues. If you shower upstairs it comes up through shower downstairs. Randomly the toilets gurgle and the water has a brown tint to it. Some towels had holes in them. They advertise the kitchens are identical but they are not. The majority of the dishes are upstairs but the dishwasher is downstairs. We had to wash all the dishes before we could even use them. There is a note on the bottom fridge not to use freezer to only use one upstairs because it doesn't get cold enough but they don't tell you thr fridge is the same way so most of the stuff had to be moved upstairs to keep cold. We had to sweep the floors because they were dirty. Trash wasn't picked up so we had to ask and they said to leave extra trash in the kitchen. We assumed at least once someone would have gotten it. Every place we have stayed in does. So we had to smell bad food and dirty diapers. I apparently didn't do enough research on them or I would have found all the complaints on bbb. I just never had a reason to research them. We have always praised every place we stayed and recommended them. We had issues once in the past and the company immediately moved us until the repair was made. I left my feedback in the guest book and I am sure they will rip the page out as you can tell where others were ripped out. If I would have had enough money I would've walked away and went somewhere else. We lost alot of money staying here for the cost of the cabin, cleaning supplies, having to delay the days events for the motion sickness medicine to kick in and leave town early to get back to the cabin. This was the absolute worse experience. They should tell the truth in the advertising and honor what they say and should have moved us or gave some or all of our money back. We are already looking for a cabin for next year since we are looking for certain things this time but I can tell you who we won't use and I will post on every platform I can to warn anyone that might be looking at them.

To put it bluntly

To put it bluntly, I would stay away from this cabin rental management company at all cost!! We have rented from this company before, but will NEVER rent from them again!!! Please do your homework and read the reviews about this company. When my fiancé and I got to the cabin (Cupid’s Lair), the very first thing we noticed was how trashy it was around it. Dead stumps, cinderblocks, dead leaves around everything underneath the porch, etc. Spider webs and cobwebs everywhere inside and outside. Then when we went inside, they were dirty dishes everywhere in the cupboards and silverware drawers. I’m not making this up, they were scum that I could scrape off with my fingernails on the silverware and the bowls and the cooking pots. Further inspections showed bugs, dirt and even an empty Throwaway dog food container under the bed that still had remnants of dog food in it. The coffee cups in the cabinets were put up dirty, can you believe this? The coffee cups had remnants of coffee still inside them. I took photos of all of this and even videos of the scum on the dishes that I was scraping off with my fingernails. And to top all this off….. when we got there, it was cloudy and sort of dark and we wanted to get into the hot tub. The hot tub had a dirt ring around the waters edge. And dirt on the bottom of the hot tub, yes, I took photos of all of this too. Well, the management didn’t do anything for us, just to say that they are sorry for our bad experience. UNBELIEVABLE!!!And it’s been close to a week now and we haven’t heard anything. Well to end this, we learned our lesson and I hope people reads these reviews because reviews are very important.

if I could leave a zero star I would

if I could leave a zero star I would. I had high hopes that this cabin would be awesome because of the pictures. We get there and there is no electricity on upstairs. There is no AC in the whole cabin. We call maintenance and they come over and fix the AC, but said the rest of it wasn’t emergent. An electrician comes the next day to fix some stuff, but the power continues to go out and we have to keep resetting the AC. Somebody came to fix the Wi-Fi and we had to continue to reset it. There was exposed smoke alarms, and wires all over the house. Some of the smoke alarms didn’t have batteries or only one part of it was attached to the wall with wires hanging out. Broken doors, outlets hanging out of the wall, broken baby gates, broken ice machine, tub full of water and dirty, the doors wouldn’t lock. I paid over 3,900 for this cabin for five days. And then I called management after sending multiple emails and a few phone calls about it. all they offered me was a $600 refund, which is less than one night. For being a cabin that is advertised for family and kids. This was an absolutely horrible place to stay. After we left, we have contacted the fire marshal to go out and do an inspection because that house is not up to code. And we have also contact the better Bureau of business Over this businesses refund policy and poor management. Beware and do not stay here!!! This should of been a full refund for all these issues!!!

Colonial Properties were NOT accommodating, the cabin was unoccupied the week before and after our stay, they made us sit in the driveway for 45 min and call them back 3 times before they would put in the code to unlock the door.We stayed at the “Overlook” They failed to tell us we would be overlooking the tops of trees that blocked our views of the majestic mountains we traveled to see, the windows are also old and dirty, we tried to clean them and the seals are broken and moisture was trapped inside ☹ The cabin was to sleep 12. There was only 6 forks, 7 spoons and 8 butter knives. (they did bring 4 of each, which was still inadequate) The bedspreads on the beds were old, OLD and warn out, there were not enough blankets and Colonial told us we had to buy our own, they would not supply them. The couches were kinda gross, we put the sheets on them to sit on. The chairs were mismatched and 1 broken. There was black mold in 2 of the bathrooms, 1 bed was broken, 1 tv was broken. We made a trip to Colonial Properties and spoke to the manager about our long list of things that should have been cleaned, repaired, disclosed, as well as proper etiquette. We invited her to come to see, she said she would get back to us and never did. PITYFUL!There are multiple beautiful cabins with reputable realtors, I strongly suggest you save yourselves trouble and go to one of them and steer clear of Colonial Properties Cabin and Resort Rentals AND The Overlook Cabin

Racist Establishment

I would hate to blame my poor experience on race, but this is the worst booking experience I have ever had and it conveniently started after my ID (with my face) was uploaded. After booking almost a month ago for my upcoming spring break trip with friends and family, I get an abrupt TEXT message, (not even a call) stating that I had less than 3 hours to call or my booking would be cancelled. This conveniently occurred after I uploaded my ID with my face on it. I proceeded to call 3 different numbers with no answer and then I finally was able to reach someone. I was then told that they wanted someone who is 25 to be on the trip or they would cancel. This IS NOT in the user agreement or in the contact I signed (see attached). The rental agreement states that you must be 21 to book a 1 bedroom - which I did. Despite this they made up a new rule saying that I could only have 2 people in the unit. I then requested documentation of this requirement and I never received it. It has been days. As a 22 year old, nearly college graduate with nearly excellent credit this is ridiculous. There is no excuse. While I did get a full refund that does not compensate for the stress I endured as I scrambled to find new accommodations. You all should be ashamed! your biases have lost you a great customer.

Never again

I don't know where to start. Our whole vacation has been ruined due to their slow and sloppy service. Our first night at Theater in the sky, we suffered from freezing temperature in our cabin due to electric disturbments. No generators, and no small heaters for an emergency like this.On Sunday, we woke up on low water pressure, which ended up with no water after a couple of hours. We called the emergency line many times, asking for any kind of help, even some water gallons. He was rude, and he did nothing to help us out. On Monday, we started calling them as early as 9:00. I spoke to Amber many times, and she said that we are her first work order for the day. We spoke to Amanda and she promised us the water will be fixed the same day and then we will discuss the refund for the night that we spent with no water. we waited patiently for a long time with no luck in having the water back. Due to clogged toilets, no drinking water and no water to shower or wash our hands. We had to go out, which was not in our plan to buy water. We got stuck in the traffic jam; it was really hard to find water that we had to check different places to find it. Last time we called the management office around 5:00 when the storm had just started, Alexis said the  service truck was on the way and might not be able to make it due to road conditions. She promised to keep me posted but never contacted us. I called at 6:30 to check if the water was fixed but no one answered. On our way back, the roads were blocked due to the snow. We couldn't make it back to our cabin. We had to reserve a hotel to sleep the night in.I don't understand why they would rent out cabins if they are not ready for these kinds of emergencies.We stayed four days without water. Their management have been promising us since day one that we will get the water back shortly. We decide to leave early because we can't take it anymore. The bathrooms are filled with filth, and the smell is unbearable. We can't wash dishes, clothes, or even take a bath. We can't use the bathtub or hot tub since there is no water. We were planning to relax in the cabin, it was anything, but relaxing. We spent our time contacting them and trying to get help. They offered a refund only for the night that we didn't spend at the cabin. And only 10% discount for the miserable nights that we spent when we believed them that they would fix the water and had no other place to stay at.

The cabin was selected based on false advertising. The game room was inoperable and the theater room was located to far from the wifi router and didn't work either. Overall a complete disaster.

Do NOT ever book with Colonial Properties Cabins & Rentals

We will NEVER book with Colonial again and will warn everyone not to either. they absolutely ruined our vacation. Upon entering we were hit with the worst odor / smell we have ever encountered. It was enough to make you physically ill after smelling it for extended period of time. It was a dead animal/dead rat smell that was in the entire place but mainly in the entryway, living room, kitchen, areas though smell was in all rooms. Fireplace was non operational as well and wasn't even finished with trim so it allowed the freezing air from outside to pour inside. Hot water heater was turned off so we had to figure out how to get that turned on and heated up. I immediately text 2 different numbers that had been texting me that day welcoming us for our stay. I sent the same messages to both numbers only to get absolutely no response whatsoever. I then called the emergency number and spoke to someone explaining the smell / odor as we couldn't even unload our luggage etc as then this smell would've been permeated onto all our clothes and belongings. We were told someone would be sent out ASAP. We never received any call, text etc that night from management. We waited for 45-60 minutes and nobody arrived so we left to get out of the smell and went to have dinner. Upon returning, there was a note on door someone had come but no info of what was done and no calls/texts to update us. The only thing done was the fireplace was fixed to turn on but still had the cold air pouring in from around the fireplace. Nothing was done about the smell. The next morning a text was received that they didn't find cause of smell but would send someone out again that day. When we came back that evening another note someone had been but again no details what was done, no calls, or texts and smell was getting worse to the point it caused us to have headaches and be nauseous from the horrible odor/smell everywhere. Still unable to unpack because our clothes would've smelled of this dead animal smell. Responded back to the morning text detailing the above but no response back. The 3rd day in the morning a work truck from a heating / AC company arrived stating they were there to check out things. Within about 20 minutes they informed us that there was a gas leak and they would be working on it. We were quite alarmed to know there was a gas leak at property especially since we were steadily using the gas heat as the temps were in the 20's and with a gas leak this could've been a deadly problem. Ath this point it was obvious our complaints were falling on deaf ears and nothing was going to be done. Management company never contacted us regarding the gas leak, to update on non response of smell/odor of dead animal smell Nothing was ever done about smell, no followup, no offer of other accommodations even though there were other locations with availability or any compensation for these issues. Even though we eventually brought our luggage in out of necessity to get clothes we would immediately close luggage back up, zipped and locked up each day. Even once arriving back home everything we owned and had taken on this vacation wreaked of this putrid smell from your cabin. We will never use this company again and would never recommend anyone to stay with Colonial Properties not only because of the problems we had with the cabin itself but because of the pure lack of response and communication from Colonial Properties which is very poor business practices.

Do NOT rent with this company

We stayed in Keatons streams and dreams. It was a nightmare. Black mold and sewer smells after use of water and toilets. Very cold-the bottom part of house shouldn’t be considered part of the cabin at all. Management doesn’t answer your calls but still charges for a terrible experience. Dead bugs everywhere, heater sparked when turning it on, bathroom floor rotten, the support beam doesn’t touch the ground…the list goes on.

GO ELSEWHERE

We rented blissful wonderland in Gatlinburg. It was an awful experience. The cabin was run down, dirty and in desperate need of a cleaning. When we had a leaking pipe and called the emergency line no one came. Then we noticed as the week went on the sewage system began to smell any time water was used. Sewage smell over took the entire cabin and we were trapped with no help from the rental company. Would never rent from them again.

Trust me.... please LOOK ELSEWHERE

I will NEVER rent from Colonial Properties Cabin & Resort Rentals again. Several weeks ago, I rented a cabin they listed on VRBO, received and signed the lease agreement, paid the deposit and received confirmation of my stay. Days later, the company called to tell me they were canceling my reservation because they did not realize I made reservations to check in on Thanksgiving Day, which they do not allow. I asked if they could make an exception since this was their error but they were not willing to do so. I have two weeks before we are to leave for this vacation, have purchased attraction tickets, and made travel arrangements. I'm now scrambling to find alternative accommodations. If you are considering renting from Colonial Properties, please do not. Take my advice and look elsewhere.

AWFUL

AWFUL! Warning do not ever rent from this company. I can not express this enough. I booked a Gatlinburg cabin them on vrbo and had to cancel the next day. within 24 hrs and they will not refund me my money. They did rent the cabin out to another guest and did not lose any money due to my cancellation. They pocketed my money and the manager Amanda refuses to give me money back. Go somewhere else!!!

Keatons Kabin and Keatons Kottage-…

Keatons Kabin and Keatons Kottage- broken, rundown, dirty, filthy, low end for too dollar! Do not recommend! It’s like paying top dollar then getting low end motel. I have pictures. Filthy floors, filthy air vents, dirty and broken furniture, unsafe chairs, broken appliances. It’s large and if you have a ton of kids they can enjoy running around with no worries because it’s already abused. We only had adults and it was gross. We read other reviews that they were charged after their stay for “broken items”. We paid $6k and I took pics when we left to protect myself. Buyer beware!

We rented Cabin T for out anniversary…

We rented Cabin T for out anniversary getaway. The hot tub was broken and had been for at least a month, we were not notified until we called and asked about it. Their response was to offer us a $25/night refund, so we get back $75 out of an $850 rental, what a joke. The ice maker was broken, one of the toilet seats was broken, one of the others had a sub par repair. Toilet seats are about the easiest thing to repair. The furniture was old and broken down, not comfortable at all. 2 of the outlets in the master bedroom were loose and unsafe to use. The ceiling fan in the sun porch was hanging so low that we were afraid it would hit us in the head if we turned it on. There is no TV service except streaming, which is ok, but we were not informed of this ahead of time. Also, the internet kept going out, so be prepared to reboot the router at least once per day. Overall it is not a horrible cabin, but they are charging a 5 star rate for a 2 star (at best) cabin. There were no checkout instructions, so we left everything as so they could tell what needed cleaned. We usually try to clean up as much as possible but didn't know what to do with the dirty linens and towels, so the towels were left on the floor and the bed clothes were left in a pile on the bed.

Big Timber- Dirty, Bed Bugs

When we arrived, the cabin was hot and smelled musty. Main level had 3 couches, the cloth couch stained. The bottom level had soaking wet carpet, a fan blowing on the carpet, a shop vac plugged in, someone's tools and boots, and the A/C closet in the laundry room had standing water. No heads up, no instruction. When I texted the help # they said to call the property manager the next day. They did send someone the next day but I'm not sure what was done b/c that a/c closet was locked, fan still running, and carpet stayed wet all week- smelled sour by the last few days (we stayed sat-sat) and my kids slept down there. I've never experienced bed bugs but my 5 year old and I both have tons of bites that I'm 99% sure came from bed bugs at the cabin. I tried to cook a few times after going to Publix to buy pans- but when I saw roaches around the stove multiple times, my daughter and I couldn't stomach eating in the cabin, which was the whole point of renting this place to save money not having to eat out every meal. There weren't enough towels for my family and towels that were there had to be washed b/c they felt crunchy, like they'd never been washed. Overall, very disappointed in the lack of cleanliness and the price I paid to be eaten alive by bedbugs. Disgusting. I gave 1 star- only b/c the location was great but we tried to stay out of the cabin as much as possible all week. It was not the restful oasis they made it out to be.

BUYER BEWARE!!

BUYER BEWARE!!! BUYER BEWARE!! Do not rent from this company!!I made reservations for a cabin, expecting the wonderful experience as advertised. I called Colonial Properties two weeks prior to my arrival, to find out if they had a shuttle service from the Knoxville airport, or should I book a rental car, as my flight was coming in after the rental companies close at 5pm.The Colonial representative informed me that they do not have a shuttle service (understandable), however, she then told me that a rental car wasn’t necessary- due to the fact that it was much more convenient, and economical to use Uber, as they were so abundant at the airport, and in the Pigeon Forge area. WRONG!!!Upon my arrival at Knoxville airport, I tried to get an Uber. After waiting for two hours, a driver showed up. I get in the car, he then proceeds to tell me that Uber drivers do not take the fare to pigeon forge, due to the fact that it is not worth their time, for the time/ distance factor. At this point, it’s approaching midnight. I had to negotiate with the driver to pay him personally to drive me to my cabin. In addition, I had to leave my luggage behind. and get it delivered by the airline- or risk no way of getting to my cabin at all.Arrival at the cabin: no Wi-Fi, no cellphone service. How can Colonial suggest Uber, knowing good and well there is no Wi-Fi or cellular service to contact anyone?? How does that fail to be mentioned during a voice to voice conversation over amenities and transportation??Here I sit, under a barn, in the rain- to get one bar of cellphone service, after hiking half way down a mountain, I am Hodgkin’s lymphoma and CLL leukemia patient, with no communication, ABSOLUTELY NO TRANSPORTATION OR MEANS TO GET ANY because UBER IS VIRTUALLY NONEXISTENT OUT HERE (rental cars are, of course, unavailable at such short notice, had I known this I would have reserved one two weeks ago when I spoke to the CP agent), none my cancer medication, clothes, etc, have no way to get food or water, all based on gross misrepresentation by COLONIAL PROPERTIES!BUYER BEWARE! This company is not what they portray as upscale cabin rentals whatsoever. The reviews are picked and chosen obviously. Let’s see if this one gets posted. I will be following up on every review platform available to expose this rip off!! As well as my attorney for gross misrepresentation at the expense of my health, bank account, and hopes of a relaxing vacation, only to get nothing but more pain and suffering

Not even worth the 1 star it made me click!This is by far the worst management I’ve ever experienced! We rented a cabin, paid over $2,000 up front & half of our family is now sick with covid & they said they didn’t offer any thing based on covid. EXCUSE ME- we are in a whole new world now days & it isn’t just something you can predict! They didn’t offer to refund any monies or partial / or a credit for another time / stay. We would have gladly accept another offer to stay, a credit or even half back. But they literally just cancelled out reservation!

LIES

LIES, LIES AND MORE LIES!I rented a cabin in January 2022, for our trip in June 2022. When speaking with Rhonda, I asked that if we needed to cancel, what would the charge be? She said it would be what I paid for the insurance $424.77 and an $80 processing fee, that would be all. Unfortunately because of medical reasons, we had to cancel and a lot more money was deducted!! Mind you, we are in Feb 2022 and the reservation was not until June 2022!! DON'T BELIEVE A WORD THEY SAY!
