DO NOT TRUST THEM. Really needed to sell a property,Agreed to buy my house and put down a “deposit” only to withdraw their offer a day after the deposit would be due to me without calling or anything just a sketchy email.BE CAREFUL OF ANYONE NAMED TYLER, GREG OR MATT. They are full of bs and will say anything to get your house under contract so they can assign the contract. They aren’t actual cash buyers just a team of wholesalers trying to make a quick buck. Their sales team then asking me for my social security number filled out on a form with my personal information to send to the title company? Then for you to terminate the contract after I give you my personal information. Sketchy glad I had my lawyer look at everything.
A “Greg Yuter” owns this “company” that “buys houses in the Greater Philadelphia area and surrounding counties” their website states. The physical address they list is for a UPS store. The employees are all virtual, not even in the U.S., and probably using fake names. The emails and phone calls I got were from “Joseph Rogen”, “Kevin Abriam” and “Carlyne Du”. The good reviews online are fake. This company is not BBB Accredited.I contacted them for an offer on my move-in condition, two-bedroom house and from May 2019 through October 2019, this company made 4 written offers and I accepted each offer. Greg and I signed a final Agreement of Sale via DocuSign on October 31, 2019 for $60,000.00 and then five days later Carly Du emailed me that they “cannot move forward”.After all those months of Home Cash Guys wasting my time, I sold my house through a local realtor in June 2020 for $41,000.00.They cannot be a real company because if they could have, they would have.
There is a general lack of transparency. A high price was offered for my house. I thought they planned to sell it after fixing it up or perhaps find a "partner" to purchase it. In reality, they marketed it at the same price they quoted me. When they found a buyer, they told me it will only sell if I lowered my accepted price about 7-8 %. This then becomes their commission after some minor costs. A very nice profit! Although they are polite, they do not offer the same attention and assistance I would get from a real estate agent. I was often left in the dark as to what was happening in the process.
