One thing I respect is that they’re upfront about the learning curve. They don’t pretend everyone’s going to crush it immediately, which made it easier to trust the material. I’ve started and abandoned a lot of things because the instructions were either too vague or way too complex for no reason. This landed somewhere in the middle. There’s a clear process, and once I followed it step by step, things started clicking. For the first time in a while, I didn’t quit halfway through.

WHERE TO START?If you're going to waste your money with this company, I suggest just buying their $200 E-BOOK. DO NOT GIVE THEM ANYMORE MONEY. YOU WILL NOT BE SUCCESSFUL, NO MATTER WHAT THEY OFFER, OR WHAT HELP YOU GET!!! THEY ALSO WILL NOT PROVIDE YOU A REFUND EVEN THOUGH THEY CLAIM TO HAVE A MONEY-BACK GUARANTEE.I gave them $10,000 of my hard earned money with the promise of a money back guarantee, "if I made contact with at least 100 homeowners IN 6 months who said no, and therefore didn't close a deal."Well, despite my VA (virtual assistant) and I making over 10,000 calls in 6 months, we got about 250 'no' answers from actual homeowners. See the caveat in their legal language is “actual homeowners”. Whereby many of these properties are being foreclosed due to homeowners dying. So relatives don’t count towards your quota.The calls are supposed to be recorded in the CRM *(customer relationship management). however, for some reason & conveniently they didn't record, so the company was unwilling to give me credit for making all 10,000 calls without closing a deal. They claimed I had about 50 “no” answers from actual homeowners when it was actually appx 250.Reading through other REAL reviews here, it's Clear that FORECLOSURE ACADEMY will make up whatever story they need to in order to not refund people their money, despite their money-back guarantees. They are manipulative and predatory.These guys are a serious legit scam! no fake scam here. real deal scam artists. They pretend to be offering people support in helping them to be successful with a home business, but the chances of success are way less than 1%.Unclaimed Funds from a Foreclosure are a minefield of legal issues for people who are not actual lawyers. I couldn't find one lawyer in any state willing to work with me to help people reclaim their funds. In fact in my homestate of NC, I reached out to a lawyer who is working with clients in these cases, but he refused to work with me as a 3rd party, and highly discouraged me from pursuing this venture myself, due to potential legal issues. He did offer me a $1000 commission, if I Brought him homeowners who are due overage funds.The legal issues are rampant because the nature of the reclaim funds industry has become so predatory that now most county court systems warn homeowner who receives foreclosure documents of programs like F.A. looking to charge a fee, whereby homeowners can gain access to these funds directly from the court systems/banks involved without any out of pocket expenses to themselves.Unto itself - this wouldn't be an issue. So technically what Foreclosure Academy is teaching people is not impossible *(though so improbable that in 6 months, I never met anyone who retrieved funds for a client, and received a fee check.I did meet a lot of people wanting to believe in the program, and hoping to be successful if they just focused on the positive.In this case, I would call that toxic positivity. I can’t wait to see what BS Foreclosure Academy comes up with in response to my post here. I promise it will be 100% BS protecting their image, and attempting to continue swindling people out of their hard earned money.If they take accountability for scamming folks, then maybe they would be less of a narcissist, but they will absolutely not take accountability for scamming me through their legal fake news loopholes, nor any other poor schmuck on here, thus confirming that they are full blown narcissist scam artist.Oh, and to be clear, I did ask for a refund, and was denied, due to them not seeing all the hoops I jumped through. i.e. their software glitching, etc.

Upon seeing the advertisements for this "program" I quickly became interested in further investigating it's potential as an investment or side gig. The promise that there is no initial investment (repeated over and over) in its initial advertisement is extremly misleading. OK... you get a 60 min promo video free... than can decide to invest. This is true. But, want your money back? If you change your mind? It's not as easy as a email or phone call(which users state the phone goes unawnsered) They do state in certain programs you can get your money back BUT...It is CONDITIONAL. - I have also noticed over time through thoroughly reading reviews and complaints on BBB (which I highly recommend you do ..and will comment on that later in this review) that they have changed the wording over time, in the money back gaurentee... initially starting with.. you must make 100 call ... this seems fair... you should put in the work and be able to prove that you tried and the program just didn't work for you right? ... OK... than it changes to 100 conversations. Lol.. than it turns to "In order to qualify, you must have at least 100 conversations with the correct person (claimant/potential client) and not close any deals from those conversations." Speaking to 100 people from a list updated weekly -- i found myself thinking ... but that tons of other people hoping to make it big are calling from... how do you get 100 convos in before the gaurentee time ends? ..well im sure its POSSIBLE......And they recommend 100 calls per day. -not a side gig any longer... The lead list goes to everyone in your "class" You do not get a unique list to call from just for you. This means there are A LOT of other people calling the same people you are...who are probably sick of getting these unsolicited calls xyz times per day. The pricing for buying into their training program is HUNDREDS to THOUSANDS of dollars. Based on reviews I read .. their sales teams intentionally misleads and encourages investment gaurenteeing and promising things that cannot/ should not be gaurenteed. ----see better business bureau website..I've seen reviews where they pull video call transcripts and email from "coaches" but blatantly ignore multiple complaints by CUSTOMERS WHO HAVE PAID THOUDANDS OF DOLLARS - about promised made by sales teams. Which, any reputable company can and does record customer sevice/sales call and should have access to those... (but why pull those???hm.) I highly recommend you check out their better business account if by reading these reviews you still somehow are interested in investing money (before making a decison to invest. The tones in these reviews gives, - you can't touch me haha, snarky passive agressive responses. -Just wait till you see BBB. They use the 30 day gaurentee time to their full advantage or their "if you recieve our on-boarding email before you cancel" line - litterally hours difference from when it was sent to cancelation and they declined thousands. Even though people are saying they had to go bankrupt because of the initial investments into this company and they are saying " we believe we upheld our part of the contract" yeah. OK maybe. But highly unethical ... Praying on vulnerable people who have little hoping to get a small piece of the pie. A business monopolizing on peoples worst nightmare -becoming homeless and loosing their houses and blaming it all on the government. (Maybe the only truth peice to this company imo) They sneak in that the advertisements are not typical and that most people don't make as much- or anything but people are already starting eyed by the "potential" to get rich they don't read that tiny little line. but it's your fault for not reading it tho Come on guys if it seems to good to be true. It is. Do your research get a time for how a company operated by its reviews and their responses. It's buyer beware. In my opinion, the only people getting rich on this is Foreclosure Accademy. But for me, it is the tone of their responses. Oh and further, a lot of people mentions smaller (in the hundreds- not really small but small for this company's withdrawal amounts) being withdrawn from account, conviently these seem to be returned without incident ...but how many people don't notice or complain about these little charges being deducted thay they keep? Hold your children close and your credit card closer. Be safe out there people! This is my experience in reviewing this company through review thoroughly and why i have decided not to invest in this company. I fully intend to hear a snarky full of excuses response. Which will go unread. I just want consumers to be educated,to do their research before making any final investment decision. I hope this helps another vulnerable person from loosing thousand

As your address here as this was the address information listed at the bottom of your review section here?? It leads one to be skeptical of a "million dollar foreclosure listing company" IF one cannot even properly post a legitimate US address as it's location. ACCURACY in business is CRITICAL. 🤔

I do have a follow up update to my review submitted a few days prior. I want to acknowledge that a team of FA staff have personally reached out to me to correct a technical issue through migrating and incorporating data into a smart list which helps immensely because it is the information I need. Michelle, the customer acquisition manager, served as the liaison go- between for support overall. Myka and Joan assisted with the technical components. Adjustments were incorporated that had to be made, in order to make my device program- compliant with information much-needed. It did make me feel respected and valued. I also felt that my concerns were validated, addressed and software recalibrated. With that said, I publicly thank Michelle, Myka and Joan in this review. They were professional, benevolent, receptive, prudent and pragmatic. That resonated with me in a positive way. I erred with my texting activity and now I know what to do and more importantly what not to do. That’s my culpability. This is my review.

You almost had me... not today.
You almost had me. I thought this is too good to be true. You kept making the statement that this was free and you did not have to make an investment and you shouldn't have to take out a loan etc. Then in the next section you start saying yes, you should spend the money on this even if you don't have it. You completely contradicted yourself. You are dishonest by claiming in the beginning that this is free, then start to inflate how much money you could make in 30 days. That you could make $100k a year then you claim that if you do 12 leads in a year you could make a 1/4 of a million. Then you say that as a bonus AI Assistant can do 80% of the work. Sounds like the math is made up. You keep showing examples and possibilities that are completely hypothetical. Show the real math on average with real accounts just sanitize the customer name and account. Hypothetically anything is possible. What is actually possible? How many people have paid you? And how many have actually succeeded? I am not easily influenced. I hope that people see the discrepancies I saw in your sales pitch and a whole lot of reverse psychology IMO. Thank you for wasting over an hour of my time.

Foreclosure Academy is very well organized and great training. This market takes a bit more work then people lead on but it is REAL. The money is really out there! The fast track program is worth it, tons of information but if you do not take action, it is not worth it. YOU have to put in the work. It is not the sytems fault if you do not do the system. It is yours. Be accountable.
