First time renters

I am a first time renter & the process to rent a home with Darwin is very easy & straight forward. The customer service is great.

Complete information not provided. Also takes forever to get a reply sometimes until I send a second email or third. Only reason I’m still with Darwin is because I do not want to move, but I wouldn’t rent another home from them.

Don’t let the 5 star reviews fool you

Don’t let the 5 star reviews fool you. They are either fake or brand-new renters. Our experience was horrible. Prior to moving in and the first couple of days of moving in, everything was great at the start. Timely phone calls and text messages. Once we moved in, we were instructed to use the portal for all further communication.The grass was supposed to be cut. We had to place a service ticket. Someone finally came out and cut the entire front and back yard with a weed cutter. It looked horrible. Within a month of moving in. We discovered the garage doors needed to be repaired and water was flooding the garage. Evenually one of the doors, would not open.The master bath sink was leaking into the garage. The gutters were not properly attached to the house. Causing large pooling of water around the foundation and leaks.The ice maker wouldn’t stop making ice. Everytime you open the freezer, ice would fall out onto the floor. Freezer had uneven temperature throughout.The railings on the back deck was falling off. Never repairedThe kitchen sink started leaking and partly flooded the downstairs bedroom. Causing the drop ceiling to collapse A tree in the front yard fell, blocking the front stairs. Took 2 months before the company sent someone out to remove it. We submitted a service ticket for the listed issues. The company would send random companies & people out for estimates. None of the issues was fixed and we never seen any of the repair companies/ppl again. Once you move in, you will never be able to talk to anyone on the phone. Everything is by email. Furthermore, you hear back from different property managers every time from the same email. They do not have a local office or staff in Georgia to handle their properties. We would never rent another property from Darwin.

Don’t fall for the pre signing experience. It gets way worse after you sign that lease everything changes

This is just another big property management company who charges way too much for way too little. When you first start calling everything will be punctual and professional. Everyone is super nice. The moment you sign that lease everything changes and you no longer get to speak to the nice people and most of the time you won’t even be able to speak to a person at all. You will have to fight and claw to speak to someone who just ends up being rude or barely speaks English. Dear lord have mercy on your soul if you have to place a maintenance request. I promise you it’s not worth the trouble. I have been trying to get my property manager on the phone for 3 days and the only response I have received from her is a threatening email telling me the 10k I’m gonna have to spend to move out early because my wife and I bought a house. These big rental companies buy up all of the affordable houses in the area and make it more difficult for actual residents to buy houses cause they come in with cash offers and then charge an arm and a leg for rent. It’s just unamerican and there needs to be more strict laws governing these folks.

Darwin homes has very good property mgmt. I’m extremely sensitive to this since my previous home mgmt landlord was negligent. I thought I would never recommend a property mgmt company because they are usually not good. Darwin is good!

When I arrived at the property...

When I arrived at the property there were quite a few issues with the property I was renting. However, in the midst of me being distraught 2 women that work for Darwin Homes took immediate action Keri and Emily Welch went out of their way to make sure I had a place to stay for the night. They made sure that I was calm and instantly got on the phone and started making calls to have the technicians dispatched and the repairs started. If it was not for these 2 women I would of crashed out and lost my cool but they took care of their tenant to the utmost ability.

I met all the requirements and was…

I met all the requirements and was approved to move into a home, the Darwin homes team did not do their due diligence to assure all utilities were operational prior to move-in date. I am currently a tenant with no running water for my pet & I in the entire home. Having water is a basic habitability requirement I’ve sent emails to property managers reached out to customer service with the outcome of no running water.
