Harassing phone calls and sketchy company

They sent me a dummy check in the mail for $83k for property I inherited from father that recently passed away. I called the number. Talked to them on the phone for hours, answering never ending questions. They wound up offering me $20k which I refused. After I refused the offer, I started getting all sorts of spam calls, hang ups and nasty phone calls from them. We're talking calls after 7pm at night. In the meantime, I had another investor contact me and offer me $45k for property. No hassle. Very easy. The man who made the offer owned a trucking company and was the real deal. He even drove 200 miles to look at the property in person. When 360 Homes called back again, I informed them of another investor, and the man told me he would try to beat the offer. Since then, I've gotten more and more spam calls from different GA phone numbers from 360 Homes. More hang ups and harassing phone calls. I finally went on their website and told them to stop calling me or I would file a lawsuit for harassment. If you're trying to sell your home, don't waste your time with this shady company. From what I went through, I couldn't imagine going through any legal proceedings with them or getting any sort of real money from them. While I don't think it's purely a scam, it's definitely sketchy and they throw low ball offers for property that is worth nearly 3 times as much.

Stay far away from this company.

This company is very good at contacting local real estate agents to sell your property. That is the extent of the service they provide you. They told me they would shop my house to a pool of cash buyers they developed through years of real estate business. They then called a local realtor, something I could have done myself for free in about 5 minutes, and for that they were going to take $20,000 in fees from the sale price of my home. When you contract with them they have you download a file that adds 9 phone numbers they use to your contact list, but if you switch to a phone that doesn't have their numbers saved every time they call you it will come up on the caller ID as spam. I cannot fathom what they are doing that is setting off Verizon's spam filters, but after running the numbers they used they are all VOIPs. The physical address they provide for vetting is not correct, as in they are not in the building in Florida they claim to be. They are not listed in Georgia, Florida, or Texas as a corporation, another assertion of theirs that was demonstrably untrue, and they do not have valid real estate wholesaler licenses in any state I can find, and I checked a ton of them. I checked for a license in the 3 states they claim to have offices, all the states that border those, my home state of Pennsylvania and the 6 states that surround it and they are not listed in any. To summarize they don't exist as a corporation legally, they have no physical address, their phone numbers are VOIPs and can be used anywhere in the world, and they charge you $20,000 to do something you yourself can do for free in one phone call. To further illustrate my point I had to do a housing disclosure interview with one of their employees who was at their office in Florida. I was at work at the time and it was about 4:30pm. I said to the man well atleast it's the end of the day and we're almost done. He then says "It's late where you are, I just started my day here." Well, PA and FL are in the same time zone, where was my guy actually calling from I wonder? Once I became weary of them I asked them to provide the physical address they are incorporated at something required by law for a business to do, to provide any proof they have real estate licensure of any kind, and a detailed accounting of the services they will provide and the fees they will collect, otherwise known as a receipt, all of which is absolutely standard vetting practices. At this point a representative of their company messaged me and said "if you try and back out of our deal we will file a lien on your property and you won't be able to sell it". At this I laughed and informed them a lien can only be filed AFTER a court orders a judment for money owed, and I owe them nothing. I then told them since it's so easy to file a lien against someone I would have my attorney file one on all of their houses, and they unilaterally canceled our agreement and I haven't heard from them since.

Scam company/avoid

They sent me a letter offering a price for my house. When I called, they said the price isn't valid anymore- it would be significantly less. This is a sham company that gives low ball offers so they can flip YOUR property and make lots of money. At your expense. All in the name of "helping" YOU. Avoid.

Shady investors

I received a mail solicitation from a company that won't even put their name on the solicitation. That sounded very sleazy and bogus itself. I called the number and a lady answered. She did finally tell me it was a company called 360. When I ask for a company address she started getting a little defensive. Saying the company was out of Texas but they had branches in different states. When I ask about the one in Georgia, she gave a different address from what the letter had on it. Oh and don't guess I mentioned the low ball offer the check was for. Where on earth, especially in metro Atlanta can you buy a house well under 300k for a nice home in a nice neighborhood. Wake up people, these investors are trying to steal your home knowing it's worth much more.

At first I was a little hesitant to…

At first I was a little hesitant to sell because of the dishonesty in dealing with people in business but I have to say 360 walked me through the whole process, they really took their time with me and I’m really grateful of the excellent treatment they provided. Thank you so much 360!

I had a great experience with 360 the sale…

I had a great experience with 360 Home Offers allowing me to the sale of my home and get out of a situation I could no longer keep up. The entire team was awesome and seemed to care about my needs. It was an emotional experience after 24 years but I made it through the process and am very happy with downsizing to my apartment and moving on 4/25. They were very responsive when I contacted them for assistance. Would recommend if you need help with selling your home.

My experience doing business with 360…

My experience doing business with 360 was outstanding! I have been contacted by many investment companies seeking to buy my home and every last one of them wasted my time by quoting one amount and then flipping the script with a disrespectful amount. 360 was honest upfront and delivered on their promise. Paris and Gabriel were awesome to work with!!!

First Experience selling a home after…

First Experience selling a home after the death of my mother. I can honestly tell you that there were set backs and reluctancy as I grieved. But I can also tell you that Faizul knew and understood, and dealt with me personally despite his schedule to guide me through this process. I thank you sir. Paris you were amazing and made sure that we finished this process right! Would highly recommend this entire 360 family again!!!!

Gabriel and Pedro played me

Be careful doing business with this company. They contacted me about buying my house. After a couple of weeks Gabriel and I agreed on a price and closing date so I signed a contract with them. They came into my home and inspected it 3 days after I signed. As the closing date was approaching and after due diligence had expired, Gabriel tells me that underwriting is reducing the offer by $12,500. Gabriel blamed this confusion on Pedro, my transaction coordinator, who then ghosted me and Gabriel said had been fired for this mistake. After this they had other employees call me and pretend to be buyers from different companies and did shady things like texting me false promises about how they were gonna make things right with me... none of which they followed through on. We ultimately dissolved the contract and I received $100 for my wasted time because that's all they put up as earnest money. I think a lot of their positive reviews are friends, family or associates of the company. I would advise potential sellers to get them to put up real earnest money (at least $2k) and continue to take offers from other companies even if you're in contract with them. I recommend a company called Padly. They are honest and came in to help me out after 360 left me in a precarious situation right before the holiday season.

The team at 360 Home Offers helped me through one of the toughest times in my life, and l cannot thank them enough for everything they have done for me. They have gone well out of their way to keep my mother's house from going into foreclosure and save me from losing everything. I felt like they treated me with respect, kindness, and as an equal from the very first phone call I made to them. Other companies I spoke with were condescending, and mistook my need of help or my current unfortunate situation as lack of intelligence. The team at 360 never made me feel like I was "less than" them in any way. I don't think any other company would have gone to bat for me the way 360 Home Offers has. Even though I was just about a week from foreclosure, they made me very reasonable cash offer on my home that kept me from losing everything and allowed me to be able to have enough money to make a new start. They also stayed in constant contact with me throughout the entire process and returned every phone call or message promptly and courteously. Faizul, Pedro, and Paris thank you for all your help, and you have many blessings and good karma in your futures.

360 Home Offers is the go to team if you are looking to sell your house fast! --My aunt was looking to sell her house and I was doing a lot of research before I came across them. The team was very professional and really made us feel comfortable with the process, plus there offer was fair compared to everyone else we talked to. I recently worked with 360 Home Offers to sell my house which was on the market for almost ten months. I spoke to Gabriel about the process and within minutes knew this was the company for me. Pedro Salazar sent over documents via email and within days knew this process was going to go smoothly. The team made me feel a part of every step up until the day of my closing as well as follow up emails to see how everything was going with me.
