They Lied and over charged me

They Lied and over charged me. I was a victim in theft and my rent was late. I expressed what was going on and also spoke to a representative who never said anything about extra fees. They charged me over and didn't apply my overage how I expressed. I looked up my name since they said I was filed on for eviction and found out IT WAS NEVER FILED!! like why lie, why not help and let me get ahead like I paid and instructed to do so. Resihome, don't care about the residents and even in this climate you would think people would have more empathy. My heat still don't work but I don't want to be charged for what they are supposed to handle. Horrible company to rent from. And the customer service is even more horrible.

My move-in was fantastic from touring my home to moving in, even placing maintenance issues is so easy and the staff is super helpful!

Never Use This Company they are liars.

Pleas if you see a Resi home anything run in the other direction they will not work with you. They got me on the hook for over 5 Grand, and I will not be paying it. It was a bad experience all around. Please DO NOT RENT FROM THESE PEOPLE EVER!!!!!!!!

I would leave zero stars if I was able. The property manager was never there We never received a key for the door going from the garage to the house The battery-powered lock on the front door wasn't working and they gave us two keys one worked one didn't We went out one day took a key going to garage can't get in through the garage pinpad not working and the key didn't work. All my work orders were canceled and the day after we moved out they had the lock repaired The thermostat was in the kitchen so my electric bill was over $200 One of the people from the HVAC company came out and said the thermostat needed to be moved to the hallway My bill came down $70. No screens in any of the windows so I could not open anything to get fresh air because if I did animals and snakes and bugs and pollen and possible intruder could come in it's written in the law in Florida in chapter 83 that the landlord must provide screens at the beginning of the tenancy. They kept my full security deposit not because anything was wrong but for the early termination fee which is not allowed when the house was uninhabitable.Bugs coming in underneath the patio doors I went on the portal and wouldn't you know all the work orders I put in were gone it's a good thing I took screenshots of everything Nothing but lies The property manager consistently denied saying things and maintenance man did come out once but did not bring any tools. The day we moved in another maintenance person was painting the house inside with a 5 gallon bucket of paint no drop cloth no screen for the roller dipping it in and putting it on the wall and said he was watching a YouTube video how to do it. I gave them 60 days notice We were terminating our lease early and then 7 days to comply with chapter 83 listed all to deficiencies they ignored everyone My neighbors said it was so bad they skipped out during the night then they tried to threaten me with a notice to quit and you can't do that If your current on your rent. All they want is their money they put up no parking signs but it's a public road it's not a gated community anybody could park there and they are not allowed to put signs up that's up to the county just like they water when they want even though the county has a limit one day a week. They have no legal grounds to keep my security deposit for the early termination fee. "Caveat Conductus".

Resihome or RESICAP Scammers

Resihome or RESICAPDONT RENT WITH THEM. This company has been the worst experience renting ever. This corporation owns many homes and does not take care of them. On day 1 of my family moving in, there was no welcome and nothing was cleaned. Random items in the fridge, roaches, spiders, bugs in every room. I had to pay out of pocket over $600 for a deep cleaning- a job I REQUESTED them to do via email before move-in, they ignored me then REFUSED to reimburse the cleaning fee. The day of me receiving access to this disgusting and horribly managed home, my own property manager and everyone involved was nowhere to be found, unresponsive and has 0 support. When I expressed my dissatisfaction and unfairness to the cleaning fee, they had a lawyer on their behalf to fight my demands for reimbursement and threaten my lease agreement. Then within 1 week the AC unit stops working. I had to wait 4 days in hot Florida weather for repair. They also refused to fix the refrigerator ice maker and told me "new policy states it's renters responsibility". Then near the end of my lease, they sneak in random fees on my rent (over $450 worth) with NO explanation as to what these new charges are. This corporation is extremely negligent, careless to their tennants, lazy, cheap, greedy, and should not be trusted. Once they have your money and signature, you are on your own and they will go out of their way to ruin you. I will remember to never associate business with this company forever.

It can’t be that bad, oh yes it is.

I moved into Resi home on January 31, 2025. I moved into a brand new construction. Yes, I read the reviews, but I thought a new construction home I shouldn’t have issues, wrong!There are a few things with the home that has turned me off recently. However, I can see beyond the small picture of things, and say hey this isn’t my personal house. For weeks, I had to keep the air at a very low temperature to keep us cool. Finally, I came home to 80 degree house, I submitted a maintenance request last Friday. We sat without air until Monday. The warranty company stated that the property manager could possibly find some ac units, as she has been in contact with her. The property manager never contacted me. I went up to the office, she didn’t answer the door and the door was locked. I finally sent her an email when I realize she was not going to contact me. She responded to the email a day later at the end of the day like 5 ish with saying I can purchase portable ac units and they would reimbursed on a Saturday after 5. Of course I had more questions, and I know she would not be in the office on Sunday. Fast forward, maintenance came on Monday afternoon, and stated the “air is fixed”. At first, it did appear to be fixed, however after the day has went on, we realized the house was not cool as it was previous to it going down. I emailed the property manager because now I’m keeping a paper trail for my complaints. She has not provided me with any resolve, or any of the items I have brought to her attention. Due to Resi home faulty system and probably the people that put in the system, I now have an almost 500 electric bill. We have asked for compensation and sent our bills we normally pay to show that the usage has been high, and we have not even got a response to some sort of resolve to be fair. This company customer service is so bad, and property manager or her supervisor has no urgency. We sent her an email previously in May, and she never responded to the email then. Last month I paid the rent early and I sent her a text just asking her about the water bill not being on the rent, she never responded to that. We have no screens for our windows, safety hazard for my grandbaby. I should have followed my mind but I will be proceeding with making a better business bureau complaint, and contacting the Georgia consumer division. For anyone going through this, don’t stop with Resi home. I will write until I get the things I want, and at this time that includes ending this lease. I refuse to be uncomfortable and every month I’m paying 3700 in rent and fees.

DO NOT RENT FROM RESIHOME — Unsafe Home, Broken Promises, Total Negligence

I signed a lease with ResiHome for a Georgia property after trusting their online listing and virtual tour. I live out of town and couldn’t see it in person beforehand — big mistake.When I arrived on move-in day, the home was completely uninhabitable. I found rodent droppings, wasp nests on windows and doors, peeling floorboards, unsealed doors and windows (letting in insects and outdoor air), and even a bathtub caulked shut at the drain, making it unusable. There was water damage in the light fixtures, holes stuffed with spray foam, and general filth throughout. The property was not just dirty — it was unsafe.I immediately contacted Liz [Last Name], their Operations Manager, who acknowledged the condition and agreed in writing to cancel the lease and refund my move-in charges.That’s where the communication stopped.I followed up multiple times asking how to handle utilities and next steps. No response. I eventually had to remove the utilities from my name to avoid paying for a home I never moved into. Now they’re acting like I still have possession of the unit — despite me never accepting it, never moving in, and clearly stating that from day one.Their own maintenance records confirm someone entered the home and verified the same issues I reported. Yet they continue to twist the facts, stall, and ignore responsibility — even after admitting fault.If this isn't resolved, I’ll be filing formal complaints with:The Georgia Consumer Protection DivisionThe Better Business BureauTenant advocacy groupsAnd I’ll pursue a civil claim for breach of contract and unjust enrichment.Bottom line: ResiHome is not trustworthy. They market homes in unsafe condition, ghost you after promising resolution, and try to dodge liability when caught. I learned the hard way so you don’t have to.

Company ignores tenants

I put in notice to terminate my lease with 60 days notice per the lease requirements. The property manager acknowledged my termination request. Since then no one will contact me. I am two days from that temrination date and there is an invoice for next month's rent in my portal now! The automated lock they insist on having for their convenience (but charge tenants for) has not worked for over a week, making the house unsecure. Maintenance told me I needed to speak with my property manager. To date no one will contact me. Completely unprofessional. I have never been late or unavailable to pay rent, and have had 2 maintenance requests in the 2 plus years I have lived there. Basically an ideal tenant. That is not how you treat people.

This company would steal from you charge you to take care of someone else home would love to load the pictures are move in date was May 1st got access 05/26 the home was not cleaned grass and bushes everywhere then I moved out a home I cleaned and taking over $300 dollar's on bullshit charges I just paid them for May and I paid $366 on June 1st move out on 06/02 now these thieves are taking almost $400 for a freaking house you didn't clean or cut the grass house was dirty from refrigerator stove everything with blue tape marks taking there ass to court

ZERO STAR is a good rating!!!

We'd give Resihome/Resicap a ZERO STAR if we could. As a neighbor of a Resihome/Resicap owned home, they are horrible to deal with. They refused to fix their property and when we contacted them, as our property value is declining each day, we were told by Resihome/Resicap management: "At this time the owner (RESIHOME/Resicap) has decided NOT to fix anything." WOW! Sure wish they'd sell the property to a private, non-corporation owned party. The yard is in terrible condition and bringing down the property value of our home and all the homes in the subdivision. It's the worse property in the subdivision. Everyone knows it is a rental by owners that don't care about it. Fence problems too. Resihomes/Resicap are out of state owners (GA &TX) and don't care about their investment here in AL.The past 2 RESIHOME/Resicap tenants have told us that RESIHOME/Resicap, are horrible to deal with and they regretted renting from them and will NEVER rent from them again. I believe it. They were horrible to deal with for us too. They only act when the HOA sends them a warning letter to fix the property. Yard and property hasn't been maintained in months.DO NOT RENT FROM RESIHOME/RESICAP!!! EVER!!!!YOU WILL BE SO SORRY!

Hello… I filled out an application took a week off. It actually took a week to fill out applications. A week out of work. Their application was so hard you couldn’t get into it. There was always an error message. They wanted $55 from me $55 for my son. Couldn’t get back into the app to put my sons info in try two days. people don’t know what they’re doing. I couldn’t send the verification to them. They pretty much took $55 from me twice, knowing that they weren’t going to rent it out to me because of my sons Verification couldn’t get into the app try two whole days +40 hours a whole week with their very, very hard application, they really should’ve returned my money. I gave them another $55 to do a background check on my son and the next day they rented the place out they were never in Intending the place to me that all they do is steal your application fees and it’s extremely hard to get in their app there’s always errors and they do it on purpose to steal your money

Horrible Company

No communication,will try to charge you some obscene maintenance fee for maintenance issues with their property that they knew about. We went without water for two days, they left the gas running in the garage, couldn't figure out the tub came back four times each time with the wrong part the tub is currently sitting without any faucets and does not work.

This is the Absolute worst rental…

This is the Absolute worst rental company I have EVER rented from. I’m not sure why most of these comments say they are charging people outrageous amounts of money for cleaning fees, but the homes aren’t even clean upon moving in. When I moved in this home it was NOT CLEANED. I had to clean the home myself. As well as the lawn, it was a forest. They waited until someone moved in to throw the responsibility on them. Not even 90 days of me moving in I received a HOA Violation saying the roof, the driveway and side walks need to be cleaned. This company is TRASH!!! They care nothing about you, or your living conditions. Every time you turn around something is broken, and they drag their feet to get it fixed if that. My roof is leaking in the garage, and you can clearly see mold spores on the ceiling. No one has yet come out to see what’s going on. I’ve been complaining for months about moisture in the home that’s destroying my clothes, Shoes, purses, and furniture. It’s like mold or some sort of green powdery substance that resembles it. Its growing all over my things, even inside of my drawers. It smells like mildew. The entire house has an old, dirty, wet smell. So I had the house inspected, and the inspector said the ducts needed to be cleaned. They were all completely black and dirty. My children and I all have been sick for months with The worst allergies you could imagine. I put in yet ANOTHER work order after being told the first time to buy “Damp rid”, they sent a technician out and clear as day the guy said the whole air conditioning system if “Full of mildew and bacteria”. He opened up the main part of the air conditioning system in the garage and showed me all the nasty stuff my children and I are breathing. He reached out to Resi home and told them the same thing he told me. They told him they have to get “Approval”. Minutes later I get an email saying my work order was complete. I reached out to Christopher in maintenance to see why it was completed and nothing was done, he didn’t even have the decency to respond to my email, instead he had the property Manager Taylor Robinson send me an email. Basically saying that they cleaned the build up and is my fault, because I don’t change the filters and they recently cleaned the ducts. Which is a lie. Like why wouldn’t I switch out filters if my children have bad allergies? Even if you did clean out the ducts why isn’t the main part of the air conditioning system not being cleaned as well if it’s full of mildew and bacteria? The ducts are going to have the same issue as before. So now if I want any additional cleanings done to the system I would be charged to get them done. This company is a joke. I can’t wait till A class action lawsuit is filed against them. I would never recommend, these people to anyone. HORRIBLE tenant care. These homes are Ran down and falling apart. They paint over all the issues. Most cases they won’t even hide how raggedy the homes are. If you sign a lease with these people they will blame anything wrong with the home prior to you moving in on YOU. RUN!!!! Don’t walk away from this company. I can’t wait until my lease is over!

STAY AWAY!!!

If you are thinking about renting from ResiHome just DON'T!! Run away as fast as possible. It was the worst experience I have ever had. We rented a BRAND NEW property in Wildwood, FL (Cottages at Wildwood). We were moving from MA to FL and were pushed to move our lease date earlier because there weren't many properties left...(lie #1). So we move in and all is OK. Prior to move-in (September 29th lease) we were told that the fiber optics would not be available until October. I work from home so internet is important, but they gave us hotspots and I figured I would get 5g home internet (not thinking that it's a new address) if needed. Well this was lie #2!!! We did not get fiber optic internet until April!! APRIL!!! Upon our move-out, we still didn't have cable. This was the least of our worries while living there too. ResiHome blamed the fiber optics company, but the CEO of that company reached out to me directly and gave me all of the info on how ResiHome was blocking the install. We had a 3/2.5 house and a garage. The very first time we used the second full bath the entire tub/shower leaked and destroyed the walls. Obviously it was installed incorrectly and we reported it beginning in November. This was not fixed until MAY!! And it still wasn't fixed so we did not have the second full bath for our entire lease and received NO discount. Our kitchen's backdoor flooded every single time it rained. I mean flooded.....like 10 feet into the kitchen and pantry. We put maintenance tickets in each time and they would look at it and see nothing. Never got fixed....even after they found the issue, removed all the moulding and drywall and found that the floor was FULL of mold from the flooding - likely what was making us sick. Not to mention destroyed my $$$ Dyson vacuum that was stored in the pantry. On Thanksgiving our smartlock broke and since we were never given keys we were locked out. My husband had to climb up into a second story window to get us in. Took a few days for them to fix the lock so we had to leave our house not secured. One day....I can't make this us.....BOTH our front and back doorknobs fell off. Just fell to the floor. Another week, a closet that we barely used, but had items stored on the floor of literally collapsed. The shelves and racks that had NOTHING on them fell out of the wall and smashed our belongings that were stored underneath them. Due to all of the issues we had, we asked if we could terminate our lease early, but they just laughed at us and said that we were required to pay the full lease terms. We asked for some sort of discount given that we could not use one of the bathrooms, but they never responded. We moved out before our lease was done and paid the extra rent. Then, it took forever to get them to give us our security deposit, which they took money out for things that were their fault. AND the check they sent had our name spelled incorrectly.So we spent 10 months - our first 10 in Florida - in a brand new home that was junk....couldn't have many guests because we didn't have the bathroom for them....had to spend money on towels and other items to clean up the numerous floods....and got sick from the mold caused by the flooding. I cannot tell you enough...stay away from them!!!!

Avoid ResiHome, they hate you

By far my worst renting experience and I’ve rented in Illinois, Iowa, Michigan and now Texas. Avoid, avoid, avoid.The worst issues: Rent increased $200 for no reason, they delete your maintenance requests and point you to YouTube videos to show you how to self-fix plumbing and electrical issues. It’s a good scam because if you mess something up, they’ll just charge you for repairs. Truly dastardly people. Like others, I’ve had issues with the keypad entry and been told I’d have to pay for any replacement materials. What a joke. I can’t give a neighbor my key for temporary access to my home to feed my cat while I'm away. I have to let them know my passcode and risk them remembering or sharing it. So unsafe and unnecessary. Not to mention the batteries dying and us being on the hook for those. No one asks for this dopey inconvenience. Bring back keys. I was charged for a plumber coming out because he couldn’t fix an already present issue. And there’s nothing done to ready the home. My fence has several holes that neighborhood animals creep through. A plumber told me the drain hadn’t been snaked in years, it looked like. He said a bunch of other stuff about how crummy ResiHome is but I don’t want him to lose his job.A few electrical outlets haven’t worked since the first day I arrived. Others go out regularly and some of the fuses don’t even work (i have been told I have to pay for those, ha ha).They don’t allow you to pay rent early or in increments (even though all payments are online-only) but will send eviction notices if you’re five days late. Do they not understand how pay periods work? Do they not know if you allowed people to pay in increments, they could pay early! I worry about the deposit process on that beautiful day I will depart from this place. There’s no damage in my home (just two adults who work a lot living here) but I’ve seen testimonies and pictures of Resihome charging folks for repainting walls and *literally* wiping surfaces that were already wiped. They love charging extra fees so I’m ready for it. But I’m also ready to go to court for my money too lol avoid at all costs.

This company has no integrity

This company has no integrity. I don’t know how they are allowed to get away with misrepresentation. If you look at their website in the houses on the market, there’s a disclaimer that tells you the photos are not real photos of the properties. So that says a lot. Dishonest from the beginning. Worse than bait & switch.

Omg this company is the worst

Omg this company is the worst. They are unhelpful, are the awful with maintenance and because we have a keypad entry door refuse to give us a physical key. The lock malfunctioned— it was stating low battery even though we changed them the night before— well I informed them when I was locked out that morning and they stated they didn’t have physical keys and I’d have to call a locksmith and PAY FOR IT MYSELF. WHAT THE ACTUAL HECK. I have never rented with such a crappy property company. If you live in Georgia contact All 3 Realty— they are awesome! I rented with them before and honestly might be going back, they just didn’t have anything available in my area last year. Also, Main Street residential is another good company.
