⚠️ Avoid at all cost. Paid for a premium inspection—got major oversights, expensive repairs, and no integrity or ethical responsibility ⚠️

I purchased the premium inspection package from Pillar To Post Home Inspectors Dalfino Team, which included thermal imaging and was backed by their advertised Enhanced Customer Satisfaction Commitment + Guarantee—both of which factored heavily into my decision.After moving in, I discovered multiple serious issues that were clearly present at the time of inspection but were not reported. These included uncut soffits, missing grounding wire, insufficient insulation, mold in the crawl space, foundation damage, and more. I provided detailed image proof with timestamps and metadata clearly showing these were pre-existing conditions at the time of inspection.The reason this wasn’t raised earlier—within the first year—is because I was managing the move alone while working full-time and attending school. The volume of unexpected repairs was overwhelming, and at first, I believed they were minor issues I could handle quietly. But over time, the scope and cost of these problems made them impossible to ignore. I’m speaking up now because it’s important to hold the inspection process accountable and to seek a fair resolution.I genuinely tried to resolve this amicably and in good faith. However, Pillar To Post Dalfino Team outright denied responsibility, blanketing the issue with a one-year limitation clause—which is especially unfair given that these were pre-existing defects during the inspection. I reached out seeking accountability and a refund of the inspection fee (at the bare minimum), along with reimbursement for material costs related to the missed items. Despite submitting this evidence and requesting a fair resolution, Pillar To Post Dalfino Team refused to engage meaningfully. Their response was a blanket denial—even though the issues are structural or installation defects that could not have developed within a year and were clearly missed.In their own words: “Even if the underlying claim is valid, a court will dismiss the case because the ‘clock’ for seeking a legal remedy has run out. We will not be making any offers to you, and we will not be responding to any further correspondence regarding an inspection from more than a year ago.” This response made it clear that Pillar To Post Dalfino Team’s priority is protecting their fee—not honoring a valid claim or standing behind their inspection.The inspection gave me a false sense of security. Had I been properly informed, I could have negotiated repairs into the sale or walked away entirely. Instead, I was left with no leverage and thousands in repair costs that should have been anticipated.Pillar To Post Dalfino Team’s refusal to address the substance of my concerns contradicts their own “Enhanced Customer Satisfaction Commitment + Guarantee.” Their response ignored the actual evidence and showed a disappointing lack of accountability, integrity, and ethical responsibility. I’m sharing this so others can make a more informed choice and not rely solely on the brand name or package promises. I would not recommend Pillar To Post Dalfino Team to anyone seeking a thorough, accountable, or honorable and ethical resolution.

The worst inspection ever..!

The worst inspection ever..!! Had 34 pages of "recommendations" but no serious issues but still scared the buyers off. "3 cracks in paved driveway and would suggest not being bought until repaved"..!! "The porch is attached to the home, would recommend a licensed contractor to fix the problem before home is purchased"..!! " "Old water stain on the porch, from a previous leak, before the new roof was installed"..!! Seriously??? Why anybody would still use these people is beyond me. I wish I had read the reviews first. Lesson learned.

First time using services

First time using services, paid for one of the detailed and more expensive pkgs/added additional services for water quality testing. My realtor was present for me as I was running late for appointed time, and office was called by me to inform I was running late, however inspection took longer due to sq ft of hm. I showed up 5min after full inspection was completed. I was told nxt day via email that my water quality would not be read in full by lab bcse inspector DID NOT make it to FEDEX night drop on time. (In my opinion an executive decision should have been made by inspector to go ahead and leave in order to make it to the FedEx night drop.) When I called the office the owner KEN immediately mentioned that I was late, no willingness to hear me out and or give ANY type of customer satisfaction, especially after spending close to $1700 for my inspection, I was very upset and in disbelief. He only mentioned that I can pay AGAIN for another water quality testing.

Josh came to inspect the home I have…

Josh came to inspect the home I have for sale and he said that there was a cold spot on my roof and told the buyers that there was probably a leak coming through the roof. I climbed up into the attic and found that a 1ft square piece of insulation had been blown off to the side because of a ventilation shaft (which is very typical). Now the buyers are requiring I bring out another roofer and more inspections. The roof is 3 years old with a 30-year guarantee through my roofer, it's basically brand new. His imprecise language and fear-mongering to the buyers have caused insane levels of unnecessary headaches. UPDATE: 2/1/25 Spoke with Jared the supervisor, he has been making some changes to the assessment after seeing new evidence. (I climbed up into the attic and filmed) Although I think his recommendations should be based on actually visual inspections of the attic and roof not theory its at least a good sign. *increased to 2 stars.

The inspection was great - Partners are Rubbish

The inspection was great. I paid for the Premium package and got alot. I was very impressed with the inspector and his professionalism. PTP would get 5 stars if it were not for their partners. They partner with BossCat to do repairs. They were awful to deal with. Could not get an estimate out of their app. Had to call multiple times. Got an estimate. paid deposit. Had an appointment for them to come the day after closing. I confirmed at 8AM on the day of appointment.. They would come at 9AM. By 10 they were no show..no call.. nothing. I spent the rest of the day chasing them.. No one would come. I got my money back..I can't see how PTP partners with them. Bosscat has a Google Rating of 2.3- well earned. The other partner is Pillartopost Connect.. they had the task of setting up utilities.. they were a complete waste of time. They set up electric but I had to still confirm on line. They said they set up internet but it was not set up. Pillar to Post..let them inspect but don't rely on any of their partners. I hope PTP can get better partners...they could be awesome.

Negligence Cost Us $8000 in DamagesThey forgot to turn off a faucet, causing extensive mold growth and structural harm. Despite our substantial expenses of over $8000 to fix the damages, Pillar to Post refused to take responsibility or provide insurance details. Avoid their services – their negligence comes at a steep cost.

Pillar to Post home inspector forgets to turn off water causing $10k damage but refuses to provide insurance

We hired a home inspector from this company (the Miami Beach location run by the Blatcher family). The inspector came just before New Year's and forgot to turn off the faucet in the downstairs guest room. No one entered the house between 12/29/2023 and 01/08/2024 as shown by the security company records (it's a gated community). Despite this, they refuse to acknowledge their responsibility and refuse to provide their insurance information $8,000-$10,000 in water and mold damage cause by these scum.

House survey gave me great peace of mind.

My realtor recommended the local pillar2post agent when I was ready to make an offer on a house in Oakville, ON, Canada. Thorough, reasonable price and a really nice person. I bought the 2nd house and have complete peace of mind from the pillar2post survey. Would highly recommend.
