They are the worst home warranty company ever. I’ve been with them for over 16 years and now that they’ve outsourced to another country nobody cares. All they wanna do is lie they send people out. They want to charge you for more payments to come out because the people they send out lie and say they don’t find anything wrong with the items. You asked to speak to a supervisor they tell you you can’t and you never get a return phone call stay away from this company. They’re also known as One Guard.

Impossible to contact them
Only claim I had with them over 5 years was for a front load washer door that wouldn't close, likely due to worn hinges. Landmark turned it down saying it was "cosmetic". I appealed because a front loader washer is completely non functional if you can't securely close the door. They adamantly refused to budge.So after that experience I was keeping an eye out for a better warranty company and today I think I found one. Calling Landmark is a joke, their phone tree lacks a number for my issue. I finally got thru and canceled the contract. Hooray!

Landmark Uses Disreputable Contractors – AZA Repair & Brenovations HVAC Are the Worst
Landmark Home Warranty continues to send out disreputable, fly-by-night contractors that leave homeowners worse off than before. Two recent service calls prove the point.Most recently, AZA Repair was dispatched to fix my GE Profile refrigerator. Instead of repairing it, the technician left the refrigerator completely nonfunctional (warmer than before), scorched it with a blowtorch, and improperly reinstalled copper lines sticking nearly two inches out, preventing the back panel from being reattached and risking wall and line damage. He left tools, oil, and copper debris scattered around, tracked oil through the house, and provided no receipt or service documentation. To make matters worse, he pushed the fridge only “mostly” into place as if to hide the scorch marks. When I called Landmark, customer service said no one could return for at least a week, even though we’d already been without a refrigerator for two weeks.Previously came Brenovations HVAC, which was called out for a straightforward AC motor replacement. That service quickly turned into a disaster: the technician left wires exposed (in violation of the company’s own safety policy), installed the motor in a way that left bolts striking the fan blades, removed and discarded the HVAC cap without permission, and ignored our concerns about exposed wires near our children’s backyard play area. After repeated failed attempts to fix his mistakes, the technician simply refused to return. Brenovations’ management—and even the owner—gave up as well, siding with their technician and leaving us stuck with an incomplete, unsafe, and hazardous system.Both AZA Repair and Brenovations HVAC demonstrate the same pattern: unprofessionalism, negligence, disregard for customer safety, and zero accountability. Landmark’s continued use of such contractors raises a bigger question—why should anyone bother paying for a home warranty if the companies they send out cause more damage, refuse to stand behind their work, and leave homeowners worse off than before?

Worse than having no warranty
Landmark never got back to me when I requested authorization to use an outside electrician for the electrical repair on my home on Wednesday, 9/10/25 because the contractor Landmark assigned cannot be here until 9/22/25. That's almost 2 weeks without power to both my living room and dining room, and if the contractor doesn’t have the correct part (which they probably won’t—Landmark, like other home warranty companies, uses contractors that can’t get enough work otherwise), it will be longer with no power.There's a local electrician who would have come within days, had Landmark approved the request to use an outside contractor. It would be fixed by now. Instead, despite several calls and emails, Landmark ghosted me! I was told I’d get a response within 24-48 hours, but never heard back.Relying on Landmark is worse than having no warranty because if I want this fixed sooner, I have to pay twice, once to the electrician I hire and once to Landmark for the useless warranty.

The Worse Home Warranty
We wanted to revise our policy to have the extra cost of a pool and hot tub coverage but was told we could not do it unless it was within 30 days of our contract. They only have 2 servicing companies. 1 - does not service above ground hot hot tubs and the 2 - is very unknowledgeable. Our hot tub never got fixed and now we have to keep this additional warranty on our hot tub that does not WORK!The customer service rep had me on the phone for over 30 minutes because she was not knowledgeable as well. I could not understand her and she kept putting me on hold! We will be cancelling our whole policy and going with someone else! It's a waster of money!

Landmark Home Warranty has been completely unreliable. My water heater, which they replaced less than a year ago, failed again—and I’ve now been waiting five weeks with no hot water. I live with an elderly family member who physically cannot take cold showers, and as a result, has gone this entire time without bathing.I’ve called multiple times and asked to speak with a supervisor. Instead of help, I was told that speaking to one would only make the process take longer. When I asked the supervisor to follow up with the shipping department, she told me they haven’t even responded to her emails.This is beyond frustrating—it's neglectful. I’m filing a complaint with the Better Business Bureau and considering legal action if this isn’t resolved immediately. I would not recommend this company to my worst enemy

Terrible service from Landmark
Terrible service from Landmark. 3+ months of delays, miscommunication, and no resolution. Still no working dishwasher. Canceled my plan after 5 years. Very disappointed. In January, my dishwasher broke down. Landmark sent a contractor who diagnosed the issue and said the part needed was on backorder. I was offered a cash payment of $349.18, but told it couldn't be used toward a replacement because a repair was supposedly feasible.After long delays, the contractor finally returned in March, only to tell me the replacement part was broken and I’d need to wait again. He came back in April and said the repair was complete—but the very next day, the dishwasher started leaking.A new service request was opened. This time, the same contractor evaluated the situation and told me the dishwasher should be replaced as it was beyond repair. He said he would inform Landmark of his professional opinion.To my shock, I later received an email from Landmark stating that the contractor had recommended yet another part replacement—one that wouldn't be covered. I would now have to pay out of pocket. When I called customer service to get clarity, the representative was dismissive, unprofessional, and insisted that I had misunderstood everything. She denied any option for a replacement and told me to take it up with the contractor.This entire ordeal—over three months of delays, miscommunication, and poor service—has been unacceptable. Despite paying for a premium plan and doing everything I could to follow their process, I’m left without a working dishwasher and no real resolution.As a result, I cancelled my contract with Landmark Home Warranty. I no longer trust the service or the customer care team.

I attempted to keep Landmark Home Warranty but they changed my monthly payment and their customer service is awful. Instead of the Landmark cancel service as I asked, they continue to try and bill me. After cancelling, I removed any payment methods from the account. Landmark Home Warranty is known to continue to use payment methods on cancelled account and customer have difficulty getting funds back.

Landmark customer service is terrible. For the most part who answers the phone us great. The response time takes way too long. My last experince they refused to cover with plumbing done before i even bought the house. And told me they would never cover any plumbing issues. My plumber who i trust advised me to go with another recommended company.

Slow as hell
**Update we are now 11 days without a hot water heater. We have opted for the cash out option which is a fraction of the price to have it repaired. I requested to speak with a manager and get an update from purchasing several times over the last week. I had 2 call backs from management both after working hours here so we couldn't even coordinate with the repair company. Their purchasing department is set up to only be contacted through email. So you can't get any information, really a process improvement issue. As soon as the payout is approved I will be going ending the relationship with this company. I highly advise not doing business with Landmark Home Warranty. They aren't worth the headache and will screw you over if they don't want to pay their part of the repair. ***Slow as hell. I had to end up paying for my AC condenser to be replaced out of pocket because they wouldn't get anyone to my house in a timely manner when the heat was 100+ in Texas.Fast forward a couple of months. Our hot water heater goes out on a Saturday. They don't send anything until Monday. The company they sent was out here first thing Monday morning. GREAT! They send the stuff over quickly to Landmark. I approve it. Then they tell me it's going to be 24-48 hours for procurement to order a STANDARD WATER HEATER! I have made a huge stink about it. I am a mom, with kids and we have no hot water.This is an emergency for me. If it was just me and the husband it wouldn't be such an issue. They are ordering the stupid thing from LOWE'S not from a specialty shop. The Lowe's is out of stock so they say they are going to try and order it from Home Depot. I call back 3 hours later. The lady now tells me that it will be 24-48 hours for the procurement team to place the order. Excuse the heck out of me?!I asked to speak with a manager, they will call me back in 24-48 hours. I tell them it needs to be an hour because this was supposed to already be expedited. She just keeps repeating the same thing over and over again. The company completing the work has someone just waiting to head to our home because they know this is a situation that needs to be done. But evidently, the home warranty company does not. I asked for a corporate number, they shared the same number thats on their website. I can't find some place to voice my concerns so here we are. This company gladly takes my money monthly and charges $70 per visit. But when it comes to getting things done in a timely manner they are the worst.It is 12:30 on a Tuesday. We have been without hot water since Saturday afternoon. They don't give a damn. Almost a work week with no showers, dishes or laundry being done. I literally never cause issues with their other services and have been with them for 3 years. This might be the last straw because honest to god. It shouldn't take so much time just to replace a water heater than can be picked up at home depot.

We had a water heater fail
We had a water heater test fail, and made a claim with Landmark. We were told to call Right Away Plumbing and when contacting them we were told they would be out the following Wednesday for an inspection which was 5 days with out hot water. When the plumber showed up he quoted us 1200 to 2500 dollars out of pocket, when I called my husband and had him talk to the plumber the amount changed to 700 to 900 dollars which was still shocking to me. We were told that Landmark only pays them 150 dollars and so they had to makeup the money some where. When we called Landmark and explained the situation we were told that it would be another 24 hours before they could do anything as they had to wait to here from the plumber. We called Landmark the next day since we had not been contacted and were told that it would cost $810.00 dollars plus the $75.00 dollar service call. We are now 8 days without hot water and are just replacing the water heater ourselves and are out the $75.00. DO NOT USE LANDMARK!! OR RIGHT AWAY PLUMBING!!

Landmark Warranty is the worst company…
Landmark Warranty is the worst company I Have ever dealt with. I filed a claim for my electrical panel. Landmark sent out their contractor who diagnosed the problem stating some of the breakers were melted and the entire panel needed to be replaced as it was a fire hazard. The contractor submitted a complete report with photos to Landmark same day. Landmark said they required a second opinion, it’s been over a week with no second opinion or resolution. You can’t escalate the issue beyond customer service. They even told me their Contractor Relations dept does not have any phones and can only be reached via email, to which they NEVER respond. Really??!So after 2 weeks I’m dealing with a fire hazard to my home with no resolution or help from Landmark Warranty. NEVER USE THIS COMPANY!!!!! I will file a complaint with the Consumer Business Bureau.

I sincerely wish there was a “ less…
I sincerely wish there was a “ less than 1 star” Option. After sending a contractor out for a range repair, the supposed repair resulted in my oven catching fire. I reported the issue to both the contractor and to Landmark and also requested a callback from a supervisor because the individual that responded to the service appointment was being guided through the repair virtually by someone on the other end of his phone. It was very clear that the “technician” at my home was not experienced enough to work independently. The initial service call took place Oct. 12, 23 and today is Nov. 14, 23 and to this moment I have no cooking source and no assistance from Landmark. Apparently there has been no supervisor available for an entire month! Buyer beware when considering Landmark Home Warranty and be extremely careful utilizing the services of Exmore Repair Services. Alex is a very kind young man but definitely doesn’t know what he’s doing. Maytag has instructed me to refrain from plunging in my range as it was left in a very dangerous state. SO MUCH FOR HAPPY HOLIDAY MEALS AT OUR HOUSE 💔

AC outCalled landmark about our AC not working, they assigned the claim to DR. Rescue. DR. Rescue took weeks to show up, I stated to Landmark the house is unconformable to be in and we have little children. Landmark approved us for a $200 reimbursement for a portable AC unit (good luck finding one for $200), after submitting my receipt I still have not received that $200 and its been over 2 months. AC is still not fixed properly; DR. Rescue will not update the file. I will not be renewing my policy with Landmark or their sister company American Home shield.

Horrible service and few service providers
They have very few service providers, so you end up spending hours on the phone with them to try to find someone in your area. They often assign me to a provider, only to be told by that plumber, electrician, or appliance repair person either that 1) they don't work in our area and/or 2) that they no longer work with Landmark because they are so difficult to get paid and work for.Landmark often refuses to pay for things that should be covered and is all around a huge headache. Save yourself the time and money and go with another warranty company.

Our AC has been out since Monday…
Our AC has been out since Monday 10/02/2023. We called Landamrk and requested that they send someone out. They sent Dr Rescue and the guy told us that the main control board went out and that was normal for that old of a unit.(2001) He said the place to get the part had just closed and that he would get the part and return first thing in the morning. That would be Wednesday and as of today 10/09/2023 we are yet to hear from them at all. In fact the reviews of that company are horrible and looks like they are living up to the reputation. You can't ever get anyone on the phone there. If you call Landmark they just keep giving you a BS line "we have escalated your call" even though we are asking to speak to a Supervisor. We have called Landmark 7 times and the agents will not allow us to speak to a supervisor. I know for sure I wont be doing business with them ever again. Complete garbage and AC is still not fixed.

AC not working since 7/21/23. I live in AZ it has been over 115 every day. Still has not been resolved. Terrible customer service no response without several follow ups. Today is 8/2/23. Still no AC!!

DO NOT TRUST LANDMARK
After two years I placed my first service request on 7/16/23. I did not hear anything until I called Landmark on 7/23/23. At that time I was told they were still trying to locate a contractor to complete my service request. On 7/24/23 I was notified by email that I would have to locate and schedule my own service and then would be reimbursed. I scheduled someone the same day and they were able to come on 7/27/23.The technician came and provided a diagnoses to Landmark to find out they would cover absolutely nothing that needed to be completed. One thing that is needed is cleaning of the condenser, which the contract plainly says it covered. When speaking with Landmark myself I was told the cleaning only covers "cleaning with water". There is ABSOLUTELY NO language in the contract that excludes any specific type of cleaning. Both people I spoke with could only tell me that only water was included for cleaning the condenser "because they work there". Mind you, cleaning with water would mean using my personal water house and water to clean it... So, I'm not sure how that would be covered in the plan I am paying for. In this entire process I found out Landmark could not locate an HVAC company to complete the work because their reputation is so tarnished in my area. With all this I HIGHLY RECOMMEND people seeking a warranty look at other companies and NOT purchase a plan with Landmark. When I told the two Landmark representatives (one named Alek) that I would likely be cancelling my plan neither offered any type of resolution or incentive for me to stay, after being with them for 2 years. Both simply said, "Okay" and the second merely said he would put in my request to cancel to their cancellation department. Customer service was horrible and unprofessional. There was no urgency to assist a customer. Language in the actual contract is brief and vague so it can be easily manipulated in the company's favor so they do not have to pay for services their contracts clearly show they cover. Again, this was my first and only service request in 2 years and will likely be my last. Look for coverage elsewhere!!

Very poor communication with customers…
Very poor communication with customers regarding their service request. They give you no updates on pending service calls or when ordered parts will be available. They have a difficult time reaching their own service vendors by phone and communicate mostly through emails etc.

Denied claim on as what was going on with my shower "was covered" there was a line item in the policy explicitly excluding "cracked shower pan". I cancelled my policy because this was my second issue with them. Previously I tried to get the maintenance scheduled for my AC unit and they said it was "too early" to schedule it. I called again and they said it was "too late". They charged me $75 to cancel the policy, even though I had refund owed to me for cancelling mid-month. They said I forfeited the refund because I had an earlier claim paid out of $340 for a broken seal on the washing machine. I also paid my $70 service fee for that appointment. Scummy company.
